Levarne Sobotker....although the tiles are beautiful you are very brave having those very glossy tiles throughout your whole house...from experience of having glossy tiles - they show every mark and really need cleaning multiple times a week - and you can't just mop very glossy tiles because the water marks show when they dry on - so you have to do small areas at a time and dry as you go - it will take an age to clean them if you have them through a whole house. We have gloss tiles in a couple of bathrooms and I would never choose them again. They are also very slippery when wet.

Hi Lorraine, sorry I missed your question. I only bought this house a few months back and the glue has deteriorated anyway so I used the steam mop to test it out before I get new flooring. Because many animals lived in this house I was hoping the steam would help kill germs. I've read so many opinions on the use of steam on both vinyl and laminate so I'm at a bit of a loss now. One of my joeys has laminate and has been using a steam mop on it for 12 years now with no ill effects at all, despite that supposedly being a big no-no, but she found it so quick and efficient when the kids were toddlers particularly and the floor needed doing almost daily. I just have to wonder these days how much manufacturers are protecting themselves and not giving consumers honest information. How often do you buy an item of cotton clothing and then find the label says "dry clean only". This does not mean the item can't be washed, it is to protect the manufacturer from someone doing something like washing in boiling water. We need more transparency in care instructions, only then can consumers make informed decisions on the right product for them. If steam is going to affect the glue, then it follows water will too so then it comes down to just how do you clean your floors. Manufacturers' special products that are always ridiculously expensive are not the answer and having access to these products is not always possible for country people either. I believe there are two types of vinyl planks too - one type are glued down, the others are a floating floor which would not require glue, but I was told in the event of damage, a glued plank is much easier to replace than one in a floating floor. There are so many glues on the market now too, there must be one that could be used to reglue a plank that has come adrift.

Whilst I agree with the above, a few of your items in the list would not require a builder and you would be paying extra simply because someone else is insuring and supervising the installation for you eg flooring can be done direct with a flooring company at the end. Re build vs demolish, if you buy in Mullaloo there is a retained value in the existing house that you would be throwing away by demolishing ie to replace the existing house back to existing size (although your own configuration) using up part of your budget vs applying that to just modifying the existing home. The major costs in renovations in Perth (being double brick/concrete slab) are the relocation of services such as plumbing / wastes etc that typically are required when eg a bathroom is reconfigured or kitchen relocated and the finishes of those rooms eg cabinetry, benchtops, tiles etc. They will be a large amount but again are also part of the cost of a new build. For mine, renovating is giving new life to a tired home and is nearly always enthusiastically accepted by Councils and neighbours when planning. Changing a facade to a house in Mullaloo is generally quite straight forward but keep in mind existing houses there usually have quite low eaves/roof lines. It depends on the house as to the options eg additional roof structure to raise visual height / modifications / garage location etc. Re the costs, it will completely depend on the house, what style and level of finish you want it to be when finished (we've had people spend $2,400 on a shower mixer), the extent of the changes and how much time you have to arrange things eg flooring.
