Comments (65)@jazz jazz , Hi , first off from my point of view , I understand you about huntsmen , 46 yo male here and I'm poop scared of them !!! , my mate on the other hand will pick them up and relocate them to tree :) . I understand what you say too about the tram part that your house part is priority first. I was just curious to maybe finding out if you eventually planned to "show" the tram off , either family or friends might be interested in information about the tram that you can talk about , that was my main reason sort of for posting. Any information about it I can gladly pass on. Now about the Real Estate person saying 94 or 96 , if that meant the number then I could narrow it down. Number 294 is in South Aust. still in operative condition where as number 296 was sold off even before I was born so if anything remains of it in any shape I'd be surprised. Above the saloon door in top photo on the top arched frame , hard to see , and I don't know how to pin point it , is black numbering , if your saloon door area is intact , you will locate the car number there. On the front of the apron the number may be located too but your one has been painted on already and one can hardly expect another to scratch off a bit of paint to reveal a silly number :). As I do with everyone I more than respect privacy , but one other way I could possibly check on a number would be the property locale , generalised area as such like Ballarat or Bendigo , don 't like asking that though. I take it that it's in Vic , maybe country vic , if East I have a pic of number 260 at Noojee that was set up with a house in such manner. Other than that my mate likes beer and his ears pricked up when I read your post out to him. Good luck with it all , Green and Cream Color scheme if going for a historic look or Chocolate and Cream as those were the 2 Color schemes W class trams have had. Comments (20)Thank you. No subdivision occurred prior to us buying (still vacant at present). We do have clear access to back of block off side street. Builder is currently doing up a few rough sketches to give us ideas. Council will approve downstairs as living space, it would be classed rumpus but not approval if classed as granny flat. I think downstairs space might not be ideal for mum as not particularly private; upstairs kitchen, lounge & then adding a open deck is/will be heart of home so is busiest and nosiest and particularly if putting entrance down there too... Initial thoughts have been convert downstairs on RH as half as rumpus/guest room, other half keep as garage. Extend slightly out the RH side as enclosed entrance foyer with door to rumpus, door leading out to side of house/ path to back yard and then with stairs leading up to lounge (w/- powder room under stairs). Carport over existing driveway & then above covered deck. Extend out back for a s/c granny flat with own access, courtyard and would also have internal access by putting hall way in place of robe in bed 1. Would eliminate existing entrance and hallway and use this as WIR for bed 2. Any thoughts on this? Thanks again for your reviews....See MoreHelp designing a granny flat extension
Comments (17)i would also prefer to have the granny flat face north but it really depends on the local climate so my suggestions includes the laundry within the flat in favour of a bug screened mudroom alfresco area between the two buildings and a smaller verandah but, adding the wide internal doors and arrangements better suited to potential disabled use and keeping guests out of the bedroom has resulted in an ens/wiw/dressing area without direct connection to bedroom but there's more storage, dressing and standing space and night time users of the bathroom won't disturb sleepers so much ... the study is big enough (with or without a separate hallway) to be a small bedroom with room for double desks and a single bed and the kitchen has space for wall oven, big fridge, small island, reach in pantry and lots of drawers but i'v left out the external laundry door in favour of a front door into the living area...total floor area of the granny flat (excluding alfresco and verandah) is 102SQM including brick veneer external walls...See MoreIdeas for teen bedroom/s downstairs.
Comments (39)My daughter ran her business from her bedroom until they could afford a 3 bedroom house, their 2 bedder with two boys and no where else to fit an office was a very difficult time which thankfully they all survived. Having your office in your bedroom should be avoided at all cost, as you never leave the office behind as my daughter found out. Your bedroom is where you go to relax , I certainly wouldn't give up my sanctuary for anyone, even my kids. You are there full time so it makes sense. Your house already has enough rooms, except for making a small change to allow for another bedroom albeit small next to the bathroom as per my suggestion, Both of these rooms have space for the boys to have a desk (they don't need a lot of storage being part time) The desk in the living area can be built in to hide an office. This is a low cost solution and won't damage resale value. If down the track you can afford the new deck, try to work out to fit a room underneath as a hang out (media) area for the boys. not sure about WA but rooms like these in some states can have ceiling height at 2100, depends on what name!! you give them. My son is in a similar situation to you, except he now lives in a Studio Apartment in Sydney, so when he has his two kids 50 50 they make do in that space and seem to manage very well....See MoreHelenscolour
