Since we're talking Italy, the custom there is ideal but not too practical in a working day. Strip all covers back to the foot (so the parts that touch you in the night are exposed. Throw open all windows (no matter the season) to air and kill fungi/bacteria/mites/viruses. Remake bed at midday. If I'm at home I follow this method. To me, making the bed first thing is like trapping all those nasties in to breed while I'm away. I'd rather a 'fresh' than 'freshly made' bed anyday!

I wonder if you should look into this a lot further. I find it hard to believe that you can't sell a house in the kind of location you describe, walk away, and find a nice place maybe in one of the more peripheral areas, that will meet your requirements, give you cash in hand, and not touch your $100,000 nest egg. No, you certainly wouldn't end up in the inner city but you could end up in a situation that provides the facilities you need and gives you a financial cushion. That said, my real concern would be how to make this house workable for boarders while preserving your privacy. I think you need to provide a floor plan of what you have for anyone to make anything approaching informed advice.

Hi Cecblake, Once your satisfied with your layout, you can firmly stick the postcards onto paper and fix or wrap it to the wall with a good quality double sided sticky tape, a generous strip across the top and bottom to hold it in place. Then apply the pre drilled Perspex over it ensuring you have left a 5mm border around the outside edge of the paper and screw it in (screwing into a stud or using plaster board screws if not) Perspex prices vary depending on the thickness, size and quality. It is a durable and flexible material but avoid using it in a high traffic volume area, for example foot level as it is prone to scratching. Look at some affordable examples in your local hardware store to begin with, I suggest a 3mm sheet which can be easily wiped clean, keep the postcards protected it can be replaced later with higher quality if your satisfied with your look. (Tip : apply the double sided tape straight onto the wall firmly, only removing the second strip when your ready to fix your paper to it. Also do not stick onto the Perspex, this way you can easily remove it or replace it later if you choose and still keep your postcard template undamaged.) From someone who has lived in fourteen houses in twenty three years, I would say give yourself a minimum of six to twelve months to turn your house into something that feels like home. Live in it, sleep, work, and play in it; little by little, you'll be inspired to add details that will make it yours. Unless you can afford to hire a professional designer, and know you're on target with your designs, don't rush to buy new furniture or artwork, or really anything home decor wise until you've had time to get a "feel" for your new house. An exception might be plants. I love how a well placed house plant adds warmth. And of course, if the walls are painted in something you know you can't live with, please do paint before you move in! Neutral shades are always best. That vibrant green you loved in your previous bedroom may feel tacky and garish in your new one.
