Even such a large space can be hard to accommodate so many functions in a shared space. I think flexibility. I.e mobility would be a high priority. Naturally areas that are conducive to conversation, walk flow and open space entertaining are key. I would have some mobile box seating units made up with taller backs that would create screens, to help delineate the zones you may need to create, and if made of timber battens say a merbau decking for instance, they would weather well, and be on castor wheels, so most times you could simply align them all along the balustrade wall for extensive, comfortable seating, perhaps with upholstered sections on top, some with hanging plant systems on them or even change up the backing screen so some feature a design. They could en be solid with the odd one out a pop of colour concealing the skyline beyond. These would be great in a box configuration to create a lounge, or back to back to create bays or booths, leaving the remaining space open. Some could have lift up lids to store gardening items, or even house some plants as well. Add to that a communal barbecue, a system with built in sink and burners, and tub chairs or circular bean bag chairs that can easily create a cosy corner! Keeping the units available for use, but still flexible so people can determine how and when they would be used will keep everyone happy. Definately include tall plants like a strappy palm, again in a pot on castors. Plants like people prefer to change their scenery, when limited to pots on patios!

with that budget hang onto the garden seat, large pots, BBQ, Murraya hedge sounds good to give the Outdoor room BBQ area privacy from the street. Put the mower in the garden shed or is it a garden ornament!! Is there anymore of the colour bond fencing left, you could use this and then plant on the street side of it. You could also make a screen with timber and wire mesh to grow a climber Buy a table and chairs from Bunnings, to add to the lovely classic bench to make the space look like an outdoor room...$500 wow,

I'd definitely leave the brick and the roof, it looks like a good, solid and classic house a and the front door would come up beautifully in a smarter colour. I'd paint your front door, gutters and garage door Dulux Monument and it would look fantastic, particularly with your brick and roof couloirs and that lovely sandstone. Then the gables in the same sandy colour as your posts, though if it's too yellow-creamy you could use a warm grey taupe like Dulux Dieskau. Replace the coach lights with a sleeker but still classic version like Beacon's Southhampton and an additional pair either side of the front door. Replace the urns with say 3 simple tubular pots of varying heights on the left side with some interesting crassula and rounded Japanese box. Trim your hedge right down and thin out to shoulder height. Not sure if you can replace the finials on your fence as this Victorian style doesn't suit your house and is a bit dated. Then rip out any ratty looking plants (poor roses always look ratty!) and replace with plants that are ideal for the aspect - if they're in the shade only put in clients that in part shade even magnolia little gem is versatile. Otherwise a lovely sweet viburnum will add softness and bright foliage. Plant mondo grass in the tall pot and remove the pew bench and rectangular planters and get a new small batch of fresh pebbles for between the square pavers. You could even put an interesting bench (or that pew) along the wall on the right of the front door, style it up with a couple of outdoor cushions (KMART even have some smart stripe ones). and finally get the roof cleaned but otherwise leave it! it's a great house, it won't take much to make it look really fresh and stylish.

This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents.
