Comments (1)I'm sorry, you live and learn! I feel your pain but the new plan using steel beams (can be rendered, won't look ugly) would probably cost the builder more than making the garage in the original plan size. The new plan will need to be engineered, I assume will cost more in labour and materials. Add 500mm to a single garage would be so cheap! You would only probably get the cost of the bricks and 2hours of labour if you work out a ratio. If the builder has already ordered the bricks for the original garage size, there will be an excess of bricks that you could utilise later. I know it sounds more like you would have preferred the storage space rather than the money side of it but when you think about it you are not losing much at all - 50cm isn't much. Have you seen the suspended garage storage? The cabinets are up high on the wall and the car bonnet actually goes under the cabinets, it's made as a space saving concept. Your owners corporation is required to have a process for dealing with grievances make a written complaint to Consumer Affairs Victoria apply for an order at the Victorian Civil and Administrative Tribunal (VCAT) if your manager is a member of a professional body, make a complaint about any breach of its code of conduct. The complaint may need to be lodged by the owners corporation rather than an individual. _____________________________________ So as a first step (absolutely free) why don't you write a formal written complaint to the Chairperson outlining all the steps you have taken etc & the threats you have received etc. Make the letter logical, chronological & unemotional & include all the reports, emails etc that you have. I would copy this letter to: a) the manager you have been dealing with b) the MD/CEO of Strata Plan c) all other owners d) Consumer Affairs Victoria e) all associations that they belong to - according to their website Strata Plan is an active member of industry associations such as Owners Corporation Victoria, REIV, NCTI f) CEO of the insurance company involved By copying all these people in on the complaint you make it very clear that you are serious & you are not going away. It also applies pressure to Strata Plan to do something.They won't like it & should start talking to you in a sensible way. I would state at the end that if a satisfactory consultation and resolution was not found within 14 days you would be left with no option but to lodge an application with VCAT and engage legal advice. Comments (17)Hi there, Without seeing the entire layout, it is hard to recommend what to do. Here are some ideas which could help! - wall mount tv with swivel arm and tilt to allow a better angle with out ruining the symmetry it creates above the fireplace. -cables can be cover with conduit -curtains can stay but extended to reach the fire place to create the illusion of a larger space. -foxtel (or dvd unit etc) can then be tucked behind curtains where extended curtain is vertically the save space and remove clutter i just finished a project where i did something similar. i will try and take a photo as an example. lavada...See MoreSingle Hung Windows : Issue need URGENT advice
Comments (6)Thank you Dr Retro, Look, I agree with the point you are making. I guess the point I am making is....if you do a google search on Single Hung Window...which is what we did when making the selection...all examples that are shown are with the bottom sliding up. I could not find a single example with the to sash coming down. So to me single hung meant sash open at the bottom. Second point....the contract, plans and window schedule I signed prescribes casement windows. But we had wanted single hung...and on the day of the signing we did ask for this and they agreed that they would make amendments post signing. We were never asked to sign the amendment. So I dont know what that all means now. Final Point...whether it is open at the top or the bottom...surely I am correct to say that the window needs to be counter balanced to ensure it can be opened with ease and that it can be opened to any gap size.
