Do you have a residence above you? If so, your options are limited. If not, the electrician can drill through the concrete in the right place. A plasterer can patch the old hole but you will always see the outline of the patch. If you have the roof height you could frame out and install a false ceiling, solving both your lighting and popcorn ceiling problems at the same time.

To assist with harnessing the sea breeze suggest a beautiful long narrow feature window that follows either side of the pitch of the roof (which will let in a lovely sky view plus breeze), or just have the top triangle as a window. Understand the desire to have the small window there however in a room with big glass/window features, the small window looks like an after thought and is at the wrong scale.

Don't paint the ceiling and don't rush into extending until you have lived in the house for at least 12 months so that you understand how it works with the seasons and the extremes of temperatures. Landscaping is always after building work - as most tradesmen don't respect your plants. One of my clients said that they should be called treadsmen after her garden was trodden down! Look carefully at your lighting options, especially wall sconces and uplights to make the most of the beautiful timber ceiling. Once painted it can never be re-instated back to a timber ceiling easily. While this is your new home you are not going to live their forever. If you paint your ceiling the next owners will curse you, and wonder why you vandalised such a beautiful and expensive feature. If after 12 months of living with it you still hate it then consider a subtle lined finish, which will work with the original architecture of your home, but won't conceal the beautiful grain and character completely. And to answer your question siriuskey. Yes the front room has been opened out into a verendah. This room got really hot in summer so wasn’t working as another living space. We’re restricted to what we can change at the front of the house as we are in a heritage area. We can make changes without a DA if we don’t change the front of the house. Agree we can change a lot with a wooden house, but I think we’ll be restricted on reusing windows. All our casement windows are original glass from the 1930s so won’t be to modern building code. If we move them, they’re gone. However replacing with modern glass would bring more light into the home. We’ve put fans in all rooms and always have the French doors open in bed 2 so light and ventilation haven’t been an issue. Might become so if we put a moody teenager in there though!
