Sorry to be a downer, Suzanne, but the minute I saw your table I immediately thought bulk so I have to agree with Leelee, that it will visually fill an area, especially where space is tight. That said, I do love the table. The other thing I am looking at is the table with your sofa - the sofa is much more formal and delicate and suggests a period design, while the table is ultra modern, heavy and casual. I'm wondering what chairs you would put with the table to balance these differences out and that won't be swamped by the table. Love the example Dy has posted for you, he always has great ideas. There was a lady once on Houzz who had an extremely tiny home we helped her decorate and she went with predominant whites with shades of blue and natural elements and the result was restful and really beautiful. Her tiny rooms were beautifully decorated without making the rooms looked swamped. These make great backdrop colours and you can see from the two vases of flowers just how easy it is to add some additional colour. Keep a lot of clear glass for accessories too - lamp bases, coffee or side tables, vases, etc. These will create a more spacious look also while still dressing a room.

Hi Chris Good plan revision there may be a couple of things that may help 1. You need 3Ds to make a decision on the front, its not to difficult to do if your Building Designer has the appropriate software, in all my design I give my clients 3Ds because it is difficult to understand spatial concepts from 2D's drawings - even fro people that do it every day. 2. Internal views are often more important than external - you spend more time inside the house than outside., your neighbours my spend more time outside looking at the house. 3. Upstairs I really like the master bedroom, but one of the robe has a window in it this would mean that the clothes would become decoloured. I would remove the window. 4. Also I would remove the window next to the TV in the recreation room - TV's will increase in size and the window might not add to better viewing. In my opinion the recreation area forces people to go around the sofa - children wont they will walk over them - more fun. I think the Tv should be on the Bathroom wall and the room squared of and the real furniture put in to scale - might help a bit with the final decision, some 3D's would help. 5. There seem to be no window in bedroom 4. 6. The downstairs works well, just that the kitchen bench still has a sink in it - not very practical, and a bit old fashioned because it really does not work - tend to spill between sink - stove and fridge - wet floors are not very helpful in work areas like kitchens. Lovely sofa - traditional with a modern edge. Will look gorgeous. I think you need to balance traditional with modern but don't be afraid to incorporate the odd special antique piece which will give your rooms a nice ecclectic feel and make them look as though you have collected things over time rather than rushed out & bought them all at once. For example, most entertainment units are pretty uninspiring however if you could find a gorgeous antique cabinet & convert the doors to slide inwards you could end up with a lovely unit that disguises the TV when doors are closed which will also make your small room appear larger. As your rooms are small, if it was me I would keep it simple with clean lines as you have done with your sofa and also soft in tonings. Try to minimise the heaviness in your pieces through legs on cabinets etc. so that they float above the floor. Some ideas in pics below & some shops to visit. Don't rush - take your time & do one room at a time & it will come together beautifully. Choose big pieces first. Good luck!

I gather your excited about purchase and can’t wait to have the home of your dreams. But, my suggestion is to move into the home. Find out where the views are, where the sun comes up and goes down, where the cooling breezes come from, and what you definitely have to change. This will save you rent in the mean time, and give you a good “feeling” of what would work for you and the home. You may be waiting 12months to two years for completion, can you afford to not live in the home over the planning stage.?
