Current lounge space **

These are not small changes. Have you got tradesman lined up to do the work. If not you could be waiting months to even get a quote in this current environment.

Ideally the space should be in length closer to 10metres. But 9 metres is doable. Ideally 3 metres for kitchen, 3.5 for dining 4.5 for lounge area. And the width 5 metres or greater. So yes, with 54 square metres, and careful design that area would be big enough.

That is a major change. Will need careful consideration. Do you even have proper dimensioned floor plans. What’s under bathroom and laundry floors do they match rest of area, access for new plumbing. List goes on and on.

We haven't even spoken to a builder yet. We of course will get proper plans and consult all the appropriate people before locking anything in. At this early stage we are just trying to get our creative juices going on what we might want to do so we have some ideas to bounce around with the builder.

I gather your excited about purchase and can’t wait to have the home of your dreams. But, my suggestion is to move into the home. Find out where the views are, where the sun comes up and goes down, where the cooling breezes come from, and what you definitely have to change. This will save you rent in the mean time, and give you a good “feeling” of what would work for you and the home. You may be waiting 12months to two years for completion, can you afford to not live in the home over the planning stage.?
