Comments (8)I think a mid-tone blue would be best. Something like a demin colour. Tropic Night by Dulux grabbed my attention, but at a half strength. I too am halfway through my own first renovation project - one that has grown exponentially, - and picking the colours was the hardest. I took some advice from the local paint shop, as well as from a interior decorator friend who works occasionally as a colour consultant with architects. Take as much advice as you can, and then throw it all into a mixer (your mind) and then - as others have suggested - go get a heap of sample pots and paint big (I mean BIG!!) swatches on the side of the house. Then take at least a week to keep looking at them in different lights, at different times and one colour usually will just become your favourite. That is the right one to paint. Comments (3)There should of been photos taken by property management before you entered into the tenancy. You should leave the property in the same condition that it was at the start of your tenancy. Ask the property manager to put in writing the comparison between start and finish of tenancy. If there are no repairs or extra cleaning required, (after completing the list as per your post) you should get your full bond returned to you. If the 3 metre light fitting was clean when you arrived, then it needs cleaning by you. Comments (2)renovating can often be more expensive than building new so some suggestion would be to contact a Knock Down Rebuild firm for a quote, local council for the basic rules about set back, house land ratios, height limits etc, ask your bank about funding the project and assume it will cost much more than expected and a draughtperson can draw up your plans and maybe offer some suggestions but an architect or building designer can design a renovation or new house that will help get the most from the site and yourhome.gov can help with understanding the best passive solar design for your area but, unless the house is in unsafe condition, you should take your time and research a variety of options and, if you post the plans of the existing house and a wish list, many HOUZZERS will be happy to make useful suggestions for your floorplans before you need to get serious with professionals...See More2 story with green roof in the mountains - First time build advice
Comments (3)Thanks for the replies oklouise & pottsy99. Re Solar, i'd like to go down that route, but it might be difficult to get enough sun. There are a lot of large trees surrounding the block and with the southerly facing slope I'm not sure it would work. Something i'll explore through. Double-glazing is a must for sure. Most will be fixed windows. Ideally upvc steel reinforced, though maybe Aluminium depending on how the costs go. re services, water and electricity are available, though the sewerage connection might not be ready by the time I build (the Warburton area is currently being connected), so I may need a septic system. Driveway needs some work first, but should allow trucks up.. I may need to do some pruning to get a crane in though. :/ A fair point re the extra living space downstairs. I think the idea I had in my head is eventually I might add an outdoor fireplace off the deck and a spa. Having the living space connected to the deck/yard/spa/fireplace would be more convenient. Also allows kids/adults to have their own space that isn't a bedroom. I'm also trying to avoid the darker/shaded area downstairs that would occur if I had a larger overhanging upstairs deck. Plus of course I'd have the roof deck too. Still something I might think on. I'm going up instead of down for the extra light and the views. Not just a summer residence. No setbacks to worry about on the area I want to build, but I'll have to consider BAL ratings. No other buildings / sheds garages for now. I'm not too worried about those.
