Comments (20)@baretta11...you made me laugh heaps! You sound down to earth and no fuss...I like that. My walls are all natural timber, curtains cream, some pink in the bedroom and bathroom with pressed metal rather than subways...a bit older style but painted pale shell pink. Yes real hardwood rable, decent sized cooktop...I imagined the tomato sauce but could not imagine these young people even cooking that! Decent 6ft 1924 bathtub all reglazed...the whole bathroom is reminiscent of the inside of a shell...used to live in the islands so a few shells for decoration... "Old Fashioned" never dates! THE BLOCK will date very quickly and even become non finctional....but there's the money so let them play. The wooden bathtub got me...couldn't wait to see if it had been made from a solid lump of wood...but Oh No...the bottom is glued.....one day the people below will have a shower where they don't expect! Then how will that be fixed and who will foot the expense? No thanks! "Grandma Chic" is a big joke for me too. My Grandma was always classical and simple and always looked lovely..."Little Old Lady passing by...". At least what 'we old fashioned ones prefer is founded on substance, substance lasts a lifetime and then some. Some places are dateless as are some dress fashions. All this renovating and decorating is fun to watch...even thechildish antics and the bare faced lies...don't know how they do it, I'd be out of the game very quickly! Looks stunning but wonder what it will look like, say, in about 12 months...and I don't think God would be at all prompted to save them from some of the folley.....but it seems to be a temporary world with temporary fittings....I'd rather live in the past in my solid old house that nothing has managed to destroy in 94 years...it will outlast me...and then some developer will come with paper and glue and put up a block of temporary units....Reminds me me of the three little pigs somehow...or the Cheshire Cat and Alice.. .."Which way should I go from from here? asked Alice. Comments (66)you are super-patient!!! :) :) thank you :) I'm so sorry but I do actually have a couple MORE thoughts!! argh! there are just so many different options.... and this is a bit of an all consuming puzzle to try to solve. here they are: 1) study could become main bathroom - leaving new Bed 4 as per plan since it is bigger & a better size for guests. in this option, some area could be stolen from the study to boost ensuite size - even if it just made the ensuite 1 full metre. Ideally not requiring study window to change. 2) WC could potentially be separate either within this space OR at the back of the old kitchen (allowing for the remaining, longish hall wall to be shorter again) oklouise you may think some of these ideas are not very workable & I'd be so glad for your feedback & comment (and anyone else's comments as well), it's really so incredibly helpful - unbelievably helpful - to have everyone's input. i'd love recommendations on which ideas & options might work best for that balance between function & budget...See MoreCan you help us with our kitchen reno floor plan?
Comments (83)I've been playing around with a pantry location. Originally, I was going to move the pantry into the laundry with some custom shelving and cut the laundry space in half. Now, Im thinking of cutting into the study area and building a wall there, and converting the new space into a long and narrow walk in pantry. Either that or build half a wall and put built in shelving in the study. Building the extra wall will reduce the need to cover in the door way that is currently in place and instead utilising it. Comments (5)It shouldn't be as cut & dry as having to change ALL the window spec. When energy ratings are done well specific windows can be identified as needing either higher or lower U values in order to comply, depending upon their size and orientation. Yes glazing spec is often the pinch point of whether the design gets over the line one way or the other, but there is always play available. For example I recall on a particular project the original windows design involved a certain spec and cost of windows. With some strategic size reductions across certain windows, say about 10-15% overall (in a way the really didn't make a huge difference to the design or light quality), we were able to reduce the glazing spec that resulted in about a 25% reduction in the windows price. Most energy raters are accredited specialists only in this regard, there are only 8 classified categories of "building practitioners" (builders, draftspersons, surveyors, inspectors. quantity surveyors, engineers, etc) so unless you happen to find someone like a registered builder or draftsperson who is also accredited for energy (most aren't these days) AND has the expertise to develop the type of performance solution report of an energy rating nature, it's going to be a challenge for you.
