I'd mostly be using upstairs for storage space - you have to build up pretty large dry food stores if you want to stay self sufficient on a homestead - but given where I'm looking at building a bunk-room for visitors unexpectedly trapped by heavy rain would probably be a consideration so I want to make sure I plan my plumbing (for an accompanying bathroom) according At this stage I've marked the stairs here on the first floor plan. The footprint of the storage room would be (I think) 3.2m x 2.8m and the staircase would eat into this. Edit: I also have the general impression most people see themselves having larger families than what I personally consider right for me, so I imagine future homeowners would probably be appreciative of being able to turn upstairs into a 'kids zone' with additional bedrooms,rumpus room etc

I'm not familiar with these colors but try and keep them similar i.e. A blue grey, a green grey, yellow grey etc. that might help a little bit when thinking about your choice. Also I would do the same colour as you use on the render, (bricks) on the weatherboard above the garage or if you aren't keen on that, make it lighter. I would not go darker up higher. I would however do a very dark fence, assume the concrete one on the left. The other option, as it looks like you are embarking on quite a large project, is to change the existing colours i.e. garage door. I would choose a colour for the garage door which matches with the main house colour. Go with your gut! Good luck.

ask the builder/site manager how and when they would like to consult ..you need to have regular meetings so you can both ask questions ...be confident to ask about anything...it's not silly if it's your money and not naive unless you're also a qualified builder and it's a chance to learn about the process and establish a good working relationship...we also email the builder to confirm our understanding of any issue and ask questions for the next meeting so we have a written record of any agreed changes or expected fixes and we're not laying awake worrying about issues or hovering over the job and interrupting the workers with questions that can usually be resolved with a quick chat with the boss...

It’s not up to the agent to decide if it’s an issue or not. As above, get a quote for repair and then either adjust your offer or seek another property.
