Comments (4)Which direction do your living areas face? Concrete has very high thermal mass, meaning it can absorb & store heat, stabilizing temperatures . This makes it a good choice if you have north facing living rooms. In winter the concrete floor will be warmed by the sun, releasing that heat over many hours, keeping your bone warm well into the evening. Comments (10)There is always a way to find storage or rooms. These are photos from our previous house. When I moved in the bedroom had a small wardrobe recess and a large empty bedroom. I built the wall of wardrobe but the end door opened to the ensuite. The bedroom with the bamboo in the window used to have pull down stairs to the loft, making the bedroom useless. I took them out and made this tv cabinet on wheels as an entrance to the loft. Grandkids called it the spy house. I know these photos are lousy but it sort of explains that there may be solutions. Bit hard to work out without the plans but maybe moving door entry ways, deleting passages etc etc....See MoreWhat do you think of this floor plan for a new build?
Comments (103)When I first wrote in August 2017 we got a lot of great suggestions and comments. At the time we had accepted the limitations of the block (easements, tree, solar access etc). It is now one year later and I can tell you we found a way to move the garage to the south-west corner. This allowed us to move Beds 2 and 3 and the bathroom to the northern side. Pantry and laundry between garage and kitchen/living/dining. I think it was all of the comments and suggestions that encouraged us to look at it again from different angles, rather than just accepting the limitations. Thanks to everyone for their generosity! The solution involved working around a lovely tree (it is nice, just in the wrong spot). It is still in the way (council said we couldn't remove it) but we've opted for a long, curving driveway that starts on the other side of the block and weaves its way around the treeline to the garage entry. Not ideal, because a large portion of the front setback will now be a hard surface, instead of a garden. But if there is one thing that designing teaches you - its all about compromises. Comments (17)Hello I can't count the number of times we have been asked to come in to grind off painted concrete surfaces. There is a reason that no professional coating company opts for these products. They dont work long term. They are prone to flaking, scratching and peeling. Firstly for a coating to stick to your surface, the surface needs to prepared properly. The best way to do this is with grinding. There are plenty of low Voc Epoxy's and polyurethane's products on the market. I really believe its worth getting it done at the start.. There is nothing more annoying than having to content with concrete grinding to remove your paint once your whole house is furnished and lived in. Cheers Elle...See MoreEd Ed
