the most important points you mentioned in your original post is that this is your first reno and not your forever house so my plans are based on keeping the spaces as flexible as possible without spending too much on major structural alterations and very expensive custom sized cabinetry..my suggestion combines the original family room, kitchen and study into an open plan L shaped kitchen family dining area, with the option to close off the original dining area to create a separate study and keep the original living area as a quieter room...the best way to see if the spaces will function for the purpose you intend is to add scale sized furniture into the spaces with walkways through the rooms...altering the existing kitchen would not be my first choice for function, appearance and value for money when you have more suitable spaces available but there's a lot more house that may need attention and you must check all dimensions and prepare a more accurate plan as the Real Estate Agents' plans are out of proportion and don't include the details for the kitchen and entry...check the length of every wall and the size and position of every window and door and i'd be happy to draw up a more accurate plan that will help HOUZZERS offer more specific suggestions

Last piece of advice simonsays - never "assume" anything - more often than not people sorting through this stuff on their own misjudge, either in under or over estimating what's involved, incorrectly thinking that it will be either easier or harder than it actually will be to achieve whatever it is......you need to define your various project requirements/details etc as a starting point, and have clarity on what aspects are more or less important for you. This also must include your budget BEFORE you put pen to paper working through the design solution...so if you want a 2-way fireplace, consider it now, and factor it in within the process of working through the costs (which should be occurring simultaneously.........also, remember that "design" is a process, working towards an outcome, which as always is about resolving project requirements to budget within a particular context/conditions.......the project outcome, whatever that is, will be very much determined by the design process and the extent it is invested in and executed....hope this all helps and best of luck with it all :) PD

Here's my plan . Go and buy 1 ( it may take 2 ) 10 litre pails of charcoal fence stain and a brush . Paint everything except that gazebo thing . So yes , area 1 , 2 , 3 and 4 . Theres heaps of wood , do the lot . The entrance is as bad as everywhere else , and that should be your showpiece . The existing plants are straggly but also old-fashioned . If you like them , keep them , but i wouldn't . The pathway is too narrow , but the pavers may come up okay with a waterblast or chemical clean , but it needs to be 1 or 2 pavers wider . So I'd either get all new , or dig up the existing ones , clean them and redo that area , but get say some reddish brown or charcoal ones and go for a chequerboard effect -- half in that existing beige , half in your other colour . Now you could dig up all the stones and grass there , and that would be my choice , but it wouldn't be easy -- do it once , do it right , get rid of every stone otherwise they'll surface at some stage . If you don't want that much work , get 2 or 3 big glazed pots in your favourite colours , and put plants of different heights and leaf colours in them -- everything from grasses and cactuses to shrubs with red and yellow and green leaves . That will take some of the 'workshop yard' look away , but there will still be stones . Thats probably enough for this year haha -- carry through those themes next year to the other areas .
