So many questions from my point of view. The furniture all looks a bit squashed. Is it correct that you want a circular kitchen island bench, or do you mean to place stools around an overhanging bench in the kitchen? The raised section near the dining table would have to be removed, or are you planning a new Kitchen? What is happening down the other end beyond the small mat? is this an entrance from a deck or back garden, or does the room venture further? If you are to change your sofas, make sure they are sympathetic with the new chairs and as the chairs look a plain creamy colour, should go with most fabrics or leathers. Due to the room not being over spacious, be careful not to select furniture on the larger scale. Have a look at Jardan furniture and Globe West, both these organisations have great furniture at not too exorbitant dollars. Arthur G steps up the ladder, made in Melbourne. I would prefer you started with the dining furniture, as this is quite cottagy moving forward with your new armchairs. The dresser too - although you could paint this an interesting colour so as not to apologise for it's heritage, again with the new chairs. Hope this assists, but a floor plan would help me.

Lovely sofa - traditional with a modern edge. Will look gorgeous. I think you need to balance traditional with modern but don't be afraid to incorporate the odd special antique piece which will give your rooms a nice ecclectic feel and make them look as though you have collected things over time rather than rushed out & bought them all at once. For example, most entertainment units are pretty uninspiring however if you could find a gorgeous antique cabinet & convert the doors to slide inwards you could end up with a lovely unit that disguises the TV when doors are closed which will also make your small room appear larger. As your rooms are small, if it was me I would keep it simple with clean lines as you have done with your sofa and also soft in tonings. Try to minimise the heaviness in your pieces through legs on cabinets etc. so that they float above the floor. Some ideas in pics below & some shops to visit. Don't rush - take your time & do one room at a time & it will come together beautifully. Choose big pieces first. Good luck!

haven't had a Regency but wary of any gas log fire as we had a Cannon Log Fire and soot accumulated over the gas jets and had to be regularly taken out and cleaned ...the soot may have been due to bottle gas but ease or need for cleaning would be something to consider with any new heater

Depends on what you are planning to do with the room whether to paint or not, both mantels are missing their inserts. The first photo does look like it's two pieces, the top is Art Nouvea , the second timber mantel looks Art Decco. For me the first photo with fire place I would look into a gas insert to fit, not sure whats on offer, but similar size as how to girl, you can get plain metal fireplace inserts with out tiles. You could use either mantels but I think I'd find another use for the separate mirror, perhaps over a side board cheers
