Comments (20)Hi siriuskey I apologise for not replying to you earlier but I have been reviewing your last plan over and over wanting to use the layout of the kitchen but concerned about the other changes. My main concern was the wiw/laundry area and the loss of a room, either the study or bed 4. But the idea gave me food for thought and I have been trying to work out a solution. Where there’s a will there’s a way! I can see exactly what you mean about having the Butler’s Pantry in front of the window which was a major concern of mine even though I thought the servery was a really good idea. Thank-you for taking the time to point this out …and in such depth which would’ve been very time consuming for you! I must admit it was a surprise to see the kitchen placement in your last layout. I would never ever have thought about doing that but loved the idea! I have tweaked the plans a little by simplifying some of the changes and adding a few of my original ideas and I think I have come up with a solution. I will be very interested on your thoughts! I placed the existing furniture (to size) into each of the rooms to see how it works with the new layout. Oh… and I love your suggestion about being able use the dining/family rooms as either! I have also left the wall between the family room and lounge to see how it works before removing it completely but opened it up with double doors allowing entry from the front door to the main area...and a view of the fireplace is always welcoming. It’s a great idea for a toilet and shower to service the pool area under the deck downstairs…I think that would work as there’s no limestone there (and no we’re not in SA) but I’II look at that once I get organised with these plans! Comments (15)if the original asbestos walls are in good condition then they can re-be painted but if the walls are too damaged to be saved the asbestos needs to be removed by professionals and the cladding replaced, no reason you can't have different profiles on the front and sides as long as joints and corners are sealed properly but if you plan to install new windows it could be better to wait to repair sections of wall as the windows are replaced (i'd prefer to have all the roof and external walls in good condition and then do the internal work at leisure)... .modern fibrous cements are excellent ...we've just used flat fibrous cement with curved battens over joints and very happy with the results for our 50's house (there are several different brands available through the big hardware stores and research on line is much easier than trying to work out the variations in store) the gabled portico can be made as a separate structure or as a extension to the roof with valley gutters depending on placement of the solar panels (and/or solar panels can be moved)...See MoreMyDesignEye- Need help reviewing your architects plans & drawings?

Comments (31)The wow factor can be achieved in many ways. You have a big parcel of land at 700sqm. At the moment you have a big box as your house plan with, in my opinion, too many rooms for only 3 occupants. You obviously have a decent budget, so look at a plan that has multifunctional rooms, that will offer the same use but not vacant rooms not being used. You have 5 bedrooms and 3 bathrooms and 4 living areas, for 3 people. Do you have a view, will you ever actually sit at the balcony or just have to sweep it when dust accumulates. Build smart not necessarily big. Are you needing a house with all these rooms, or are you trying to impress friends and family. We all want to impress our friends and family, but a nice looking home with a wonderful FEEL and the WOW factor doesn’t have to be lots of rooms that may not get used....See Moredphish10
