Comments (62)@Karen Hodge, I hear you!! Sometimes I think the estate agent should carry quite a bit of the blame actually. If they do their job correctly like you see in the adds on TV, they should bring these discrepancies to the attention of the sellers, stand on their morals and say if you can't get it better than this, then you'll have to find someone else to sell your home!! I know you can't make everybody "house proud" but the saying "do unto others" springs to mind. I bet if these same people bought a house not up to scratch, "a current affair" would hear about it but they don't think it wrong to simply walk out on a house that isn't being left nicely for the next family!! I have some friends that recently sold a house in Essendon, Melb and whilst the buyers were back and forth selling their own home, my friends kept watering the plants and even did things like painted out the wardrobes because of the scuff marks made over time!! They cleaned the entire two storey house from top to bottom and finished by mopping the floors as they were exiting. Comments (4)Not a bad layout as is. It would be a big job and then what do you do with the existing kitchen area? A study perhaps, bigger bathroom as well? Probably worthwhile looking at using the bedroom as a home theatre or making the living larger rather than kitchen relocating. I could see $50k being spent very easily, kitchen may need some components replacing as they can get damaged during demolition. Comments (17)@mazpt, yes of course. Here are a few more pictures showing how kitchen, living and dining, and outdoor deck and bbq area flow together. Oska kitchen is really neat in detailing; wood grain on the doors for example, are matched across as many doors as long as a 2.4m sheet allow. Floor turned out very nice too. Light natural colour, wide and long boards, laid length way all the way from front door to the back makes the space looks a bit bigger. Although it is still a floating floor, there are minimal floor movement that make squeak sound, most of the floor are feels solid. Comments (15)There are hundreds of suggestions that can be made on how to update, renovate and re-design a layout to make it functional for you and allow it to respond well to the built environment. Engaging an architect or building designer at this stage may not be something you're willing to do, as spending money for plans on a house you don't own would not be the ideal situation. The issue with this is that the design phase of a project takes a lot of time and consideration. My best advice would be to play around with the plans and create some sketches, whether online or on paper. If you are happy with the possibilities then buy the property.
