I am not the best person to comment on lights but would a few downlights be the go or one of those integrated heat/fan/light things be best in centre. Also a lot of people have task lighting......so lights just above the mirror for makeup etc. Personally too bright lighting while doing makeup sends me into a spin as I look like i have about a month to live! I hadn't thought of approvals for my proposed window - so thanks for that. Must keep that in mind. My bathroom is very hidden and looks nowhere in particular. It is all looking good. On another note my friend got a heated towel rail and much as I hate wasting power it is fab. Our towels seems to stay dampish in uninsulated BV '60 box in Melbourne. Also i would have a look in bathroom showrooms for some ideas too if you have any handy. Or buy a bathroom specialty magazine. It is going to be so nice this bathroom. What tiles etc?

Hi ysteb1 I found a tile that looks like a light beach style hardwood from National Tiles. They are long (1200mm) and narrow but I think the look will be nice. They are suitable for a bathroom so going to try them out.

I just finished our new ensuite, which has a 1600mm vanity. I have 4 lighting circuits (switches): 1. 2 x downlights for the main bathroom in a similar place to you. 2. Another 2 x downlights ( 1 over each sink) 250mm off the wall (vanity is 500mm deep so halfway between person and mirror). 3. Extractor Fan / Heat Lamp and 4. Strip light under vanity for late night trips. The downlights are dimmable so you can have the main bathroom in a medium light and then you can choose how much to crank your vanity lights. The idea is that the light should shine onto your face hence they are installed in front of the person and they are on a gimble so they can be tilted to point at your face. I think you are in Australia so I can tell you they are the Domus Aqua Tilt 13 and are fully sealed (ip65) so no issue having over your shower, etc. They are also very bright as the light bounces off the white tiles, so really they are only needed when applying makeup. It's hard to know exactly where your lighting needs to go when you just have plans in front of you, but you could always get your electrician to wire both for wall sconces and downlights and then when you are further along you can choose whether to cut downlights or have wall lights. (Remember to take pictures and measurements of the wire locations before they close in the walls / ceiling!) If you try downlights first, it's also a lot easier to change your mind (i.e patch a ceiling) than wall lights as that usually means drilling through tiles..

Appreciate this comment and I do agree with your sentiments. I've tried, and failed, proposing using less ceiling lights especially downlights in areas like bedrooms, living rooms as the glare is annoying at most times. My partner on the other hand likes bright rooms and is conformed to the view of downlights are the must have modern fittings and reflect the upgrade in our renovation from current single light in each room not really providing sufficient light. We only really plan to be in this apartment for 2-3 years and then either selling or keeping as an investment property. So trying to balance form, design and budget in the mix to come up with an agreeable solution. I'm going to engage Beacon's lighting team as we're looking at getting the pendant from there so it makes the service free. This is just to see what ideas they come up with for us. I'd ideally like to reduce the amount of downlights and use other light sources such as lamps to light the rooms up with other ambient light.
