Go with your gut Tracy..... it is a big investment but I have found that if it makes you smile every time you walk into your kitchen you'll never regret it!!!! I've recently moved into a smaller downsized home with my 3rd black kitchen, with drawers, no cupboards, except for the pantry which we use as the crockery and wine glasses stash. Mine is matt but no handles = no hip bangers! I chose to use snow white stone bench tops, the walls are painted natural white while the floors are pale oak hybrid vinyl.

how many people would line up to sit at the island at the same time and do you have a proper dining table and seating?... avoiding the U shape allows easier access to an often dead corner, there's much easier placement for a dishwasher. the open island gives better connection to the other rooms and is easier for several people to work together and the loss of storage can be balanced by better storage design and less "stuff" but the answer should be determined by who uses the space the most and how they like to work but i would move the fridge freezer to the space next to the wall oven and move the cooktop closer to the corner and think about where you might use counter top appliances like toaster and kettle (where you have the fridge?) and allow space counter in the corner for food processor, mixer etc? and the space between the island and cooktop could be 1500 and allow for a extra depth in the island for for extra storage cabinets under the counter on the stool side

Hi Jasmine, I just want to ask you a couple of things re details in the plan an will post showing my concerns. Along the back wall, change the wall/panel on both sides of the fridge to 20, the wall would be approx 90?, this will give you an extra 70 space to play with, this would also balance the built in fridge between both sections of cabinets. As it is your designer has used the wall on the left of the fridge to line up with the wall of the proposed pantry, but I feel this isn't needed the panels will do a better job..without taking up more space and not looking so bulky. So now you will have extra to play with and could consider 900 x 2 drawers plus 900 cooker. What is the corner cabinet, it looks like having one door opening along the window wall? I have an 800 sink cabinet which has 2 x 400 doors which are perfect as they don't open out so wide into the room. would it be better to move the DW to the other side of the sink so as not to block access. 900 space at the end of the island is too tight and should be at least 1m The wall cabinets above the cooktop, are they all single cabinets?, it is more cost effective to use double, I ask this because the plan shows that two single or two double cabinets will be involved in installing the intergrated range hood.

Hi Siriuskey, thank you, that is really a great option. Floorplan-wise it makes sense and makes use of the hallway space (hallways being somewhat redundant). Also makes use of the radiant power of solid-fuel heating to heat the bricks up. I would estimate around $7K to do the structural work, just cant do that right now, but I may keep that up my sleeve for down the track. I think you 'get' the sense of scale, by not putting any cupboards on the wall it's a good way to open the space in this reno The more I get into it I realise the difference between renovation and restoration. Probably been edging on the side of restoration (ie heritage focus) but am getting more pragmatic. Thanks again, cool layout
