Comments (20)Passive solar principles are important when designing a home for comfort, that will be light, & warm in winter. Particularly in a cold climate like Tasmania. So I commend you for taking orientation into account, the living room will be a beautiful sunny spot in winter. So I'd stick with the original plan of locating the dining area to the north, not the kitchen as was suggested in one post. As the dining area is more likely to have a large window to introduce more light & winter heat. I'd also suggest you don't have a north facing verandah. At 1.7m it will shade your northern windows in winter, dramatically reducing any beneficial winter heat gain. Average sized eaves are much more appropriate for a northern aspect. It's unfortunate that downstairs will struggle to access northern light, so gaining some from the staircase is a good idea. I'd zone your living areas from other areas, particularly the staircase, so you can choose to heat your living areas more effectively....See Morelowering floor?
Comments (7)Lowering the floor usually (not always, but very likely) triggers rebuild of all elements above it (depending of course on structure/setup etc) which then begs the question if you are forced to rebuild in same area is there opportunity to configure / rebuild it better, which can in turn start a whole other level of conversation ....due to labour costs far outweighing materials these days it's challenging to work out whether it's worth doing something or not based on just looking at one element due to the knock-on effect of making good when you change something. So when you're considering something like this it's not that simple. Short answer yes relatively high cost/not that simple to lower floor. But ultimately you should ask the opinion of a builder to get some realistic hard numbers on it. Longer answer/additional question is can you actually leave it/work with it creatively/spend more cleverly elsewhere as per oklouise's comments? This is where you enter territory of potential false economy (on outcomes) with decisions to change aspects that practically involve a lot of money that is not "seen". Comments (19)hi cuddlz88, The following idea is what I would do with your small space, is to have double height hanging across the back wall, full width and then 30cm deep shelving on both sides of the doorway. It is always better to look directly at hanging clothing than open shelves that usually end up untidy so side on shelves. help to cover that. this layout will also make the robe feel more spacious. the 30cm shelves still makes it easy to reach clothes in the corner, and you could possibly do a small return on the floor as per the picture. I can't take a photo of our WIR as my camera is ill, but because our layout is different, on two walls we have a hanging rail above the floor and then long open shelves above that to have folded tee;s etc, easy to find things. The photo shows shoes and drawers below hanging clothes which I wouldn't have both for visual and it will also make the top rail too high. Comments (39)I took into consideration your new Fridge pantry alcove when I designed your kitchen to get you the max island and still being well placed within the kitchen. If the island isn't attached to the fridge wall you would need to leave a 1m space between them which would reduce the 3m Island as I have shown, the dotted wall shows the length of your kitchen, and how the island fits into that space, you could extend the island further into the dining if you wanted, I can redraw that for you.
