Tsk tsk... Art at the least is something which resonates with you, for any reason, great Art is a bit different..... Buy a prepared canvas and some colours you like and have at it. Then hang it up on the wall.... I would suggest a large horizontal canvas close to the width of the sofa for that wall.

The furniture will not make any difference to a real estate appraisal. They will be looking at market suburb history. The size of the rooms, the kitchen and available bathrooms and their condition. A real estate person can look at an unfurnished home and evaluate correctly. If you are going to sell, then neutral colours are best when you have home opens.

We’d need to see a pic of the room to comment properly but light grey doesn’t usually work with brown. There is a natural rug with brown tones at the same supplier as your link that would work better.

Many thanks for all the helpful suggestions. I was really keen to move the sofa forwards off the window but my husband doesn't like it in this position. I have finally settled on a coffee table nest similar to your suggestion @julie Herbert  Order online so fingers crossed I like it when I see it!! The hunt for a rug continues, that textured one is beautiful do you know where it's from or any ides where I can find one similar
