Window reviews?

We are building a house. We have been looking at Pella (architect and impervia), Sierra Pacific H3 and Jeld-Wen. Does anyone have strong opinions on what is the best or ones to avoid? Thank you!

You should research the specific window, not just a manufacturer.

What about all the others -- Marvin, Andersen etc.

Of your 3, Sierra Pacific, Jeld-Wen then Pella.

Which ever windows you decide with, make sure that in the event that you have to replace the glass if it ever should break, you can do so easily. Some window manufacturers build their window frames around the glass itself so you can't replace the glass without having to replace the entire sash frame as well. This can get very costly.

There are many different manufacturers, and deciding which often comes down to something as simple as a window lock that tips the deciding factor. All windows should come standard with Low E glass, but you might want to inquire about the Triple coat low E for added glass performance. I would think twice about the grids in-between the panes of glass, but that is more of a personal preference.

Like others here, at first glance I assumed the view of the water was to the east, but then realised from the sun diagram that north is up the page, so I'm guessing this might be in Bundeena? I agree with most of the other suggestions and have a few of my own as well, will summarise here: - the pitched roof dominates too much, I would suggest the new master bedroom suite has a flat room, similar to the new entry; - the garage is too small and can easily be larger, especially wider and the stair could go down the side instead of at the end; - the foyer/entry is too small for a luxury property, really just a stair landing. I suggest widening it to the line of the new bedroom, and also pulling the entry doors out further to give more space there; - car turning space is questionable. Maybe the external stair could flip over to the other side of the entry to give better reversing room, if it is needed at all (3 stairs???); - give more space to the ensuite, less to the walk-in-robe; - give more space to study, taken from bed room; - angled wall (in line with deck edge) in bedroom instead of re-entrant corner would make it more spacious and allow the bed to move forward with better access; - door to laundry from pantry instead of bath room.

i have to say that paying cash for a job so that the worker can avoid including payment for their tax and GST is illegal and party to fraud ..the extra payment is not for your invoice it's a savings for you so that they don't have to include the payment or GST in their income for tax and i think that expecting a quality job for work for which you haven't received an invoice or receipt is unlikely and they've already produced bad workmanship twice... i wonder if they repaired the dampproofing and flashing around the window and if you will have a similar problem in future?..i would patch up the grout and clean off the tiles and keep an eye on the wall so that if/when the leak returns you're ready to employ a professional to do a quality job

If you have the doors from laundry, powder and bathroom opening directly off the hallway ( pocket doors), there would is enough room for either a double shower in the family bath or a double vanity- depending on your circumstances a shower over bath would free up even more space , more bench & cupboard space in the laundry - move the sink to to other end of the laundry so it is not the first thing you see when you open the door, and room for a sink in the powder room. Use whatever flooring you choose for the open plan space in the hallway rather than carpet, it will be more hard wearing. Moving the door to the master down to the entrance rather than having a short hallway would allow you to double the amount of storage cupboards.

Yes, all 3 you mention would be on my avoid list. Marvin, Andersen in a wood, wood clad (aluminum, fiberglass or vinyl) or Okna, Softlite, in all vinyl. YOu may try GHardenweb and the window forumn there for better advice as well.
