Comments (10)Thanks for the advice team. So the house is block work on a cement slab, but when we did our renovating in the bathroom and had to cut through and re-lay the floor in the very small bathroom we noticed that the slab was incredibly thin and had no reinforcing. The walls have some cracks however we did have the building inspected when we bought it and thought we had a solid shell to start with. (Its brick and cement we said - what can go wrong?!) Our house is not in the flood zone. There is an asbestos ceiling which has also complicated matters a little - everyone who has quoted on the job has vowed not to disturb it - but I am not sure when you are walking around up there and pulling the original roof off if this is actually possible. The roof is a flat cliplock roof with no crawl space at all, so the ceiling is on battens that are attached to the rafters. The block of land is 822 sqm and will be worth about $130 000 if the house was demolished. (Demolition is set to cost around $30 000- due to asbestos etc) We have spoken to an architect who has told us that it may be possible to reuse our kitchen, the solar set up and some windows, but if we try to force the project to reuse all of our windows and doors it could end up being counter productive. So if it happens to fit we might reuse. I just spoke to a real estate who are telling me that in our area a small new house (3 bedroom) will not reach the $300 000 value point - so it may be impossible to reach the right formula to allow the bank to lend for a rebuild-...See Morecheap roof install legalities
Comments (8)colorbond will always scratch if not carefully handled - that's why the flat/flashing sections come supplied with plastic protection......colorbond colours are essentially just a quality/proprietary paint application to the zincalume material......the risk is actually more the other way around in regards to corrosion, say if you mix & match steel/gal gutters that have run off from zincalume sheeting, or lower sections of older gal roofing catching run off from zincalume gutters above - that's when you get accelerated rust-out situation..... If you have had everything replaced with the same material, scratches or intact, you should be OK........ BTW any roofing will buckle when walked on - the roofers should know to only walk over where it's supported structurally....possibly the older heavier gear would hold better, because back then they made it thick so it lasted for longer......but then new technology with zincalume enabled thinner and more durable material that was easier to throw around, but equally requires more careful handling when fitting...See MorePainting our red brick house,terracotta roof. Comments (17)(echoing others here) No, no, no NO! ............The issue isn't the brickwork nor the roof tiles.....rather it's the currently multicoloured trim of say your guttering, garage and windows etc... I'd also argue that the idea of the "award winning" example posted above, will most likely date in time.......although I like the landscaping aspect of that one - but otherwise it's too heavy tonally for my eye and the rear extension is a harsh juxtaposition formally........anyway,I digress.... On your home here I reckon you best to work within the inherent style rather than try and force it into something that it is not. Other things, some not that expensive, will go a long way here, for example, bring the trim colours into consistency, consider relocating the downpipe on the far left brick column, and focus on a proper front landscaping design (including removing the concrete aspect) and de-cluttering the verandah will also make a world of difference. Looks like you have a beautiful established (jacaranda) tree in your front yard - perhaps make that that the "hero" of your frontage / streetscape That's what I did on this project, whilst completely different style the point is it was more about the garden - the house and structure becomes supporting and complimentary to the external landscaped spaces Good luck!
