It's hard to match tiles with the oak and black as its dated...not sure off your budget but they have kitchens in white under $1,500k in Masters and Bunnings if you get a nice plain white kitchen with cream bench top you can have any timber floor look you like and change the top tiles in plain with put plantation shutter in the kitchen window and you will have a transformed update kitchen dining area under $5k

Thanks, great feedback and some new thoughts. We purchased this place as it we felt it was a good buy and could be a good place for my parents to downsize to however it may be that we end up selling it the near future so as mindful of making it as appealing as possible. Hence removing the island despite all the cabinetry being in good condition albeit in an unusual colour. We have previously put in an ikea kitchen and were really happy with the finish so will likely go with that again versus having custom made to keep the costs down. This is the living room into the kitchen... do you think it would make that area cluttered ok Louise if we had seating there as you had drawn? We are happy to remove doors make opening wider. I also understand that keeping the toilet smells seperate from the kitchen is important and I think turning the door would achieve that. Will remove pantry door siriuskey as I agree too many openings, I was going to use it for additional bathroom space but if I keep toilet seperate that will be a waste and opening shelving could look nice. Your laundry design oklouise is exactly as I planned so that’s reassuring.

if i've understood correctly there's a driveway on the eastern side of the house? so my first suggestions is to make the deck as close to the boundary as allowed (hopefully about 1-5m from the fence will leave at least 4 m with stairs moved to the outside edge and create a drive through carport with potential access into the garage downstairs and a good sized deck space upstairs... i wouldn't change any of the sliding doors or windows and concentrate on making the best deck for the outside living area and use old dining room as a small TV room, old living as dining area (an extendable table can move indoors or out for big crowds) a generous new kitchen with island and open up the space between old living and kitchen without removing the whole wall

I would confirm with your suppier if smaller tiles are available, and if so are they thinner? Usually the larger the tile the thicker it needs to be. I have also seen some porcelain tiles that have a very realistic terrazzo like pattern on them from Cerdomus Tiles in Richmond Victoria, so they are probably available elsewhere. They are tougher, more hardwearing and cheaper than terrazzo, but you need a good tiler to ensure that you don't get an obvious pattern repeat as the tiles are identical (whereas terrazzo is random).
