I'm amazed that this discussion has carried forward for nearly two years! In that time I have moved to another coastal area (cooler climate and better proximity to children) and this time found most of the discussion still rings true. Finding another home here was an incredibly frustrating journey made all the worse by a mad investor rush in the area just when we arrived to start our home search. That search took the best part of six months and in the end there would only be three or four houses to choose from in any week. Result? A rushed purchase, a desperately inadequate building inspection and failure on my part to notice poor bathroom tiling, shortage of closet and storage pace, just how small the lounge room really was, and etc. I disappointed myself because I had let the pressures beat me and now we are trying to resolve all of these issues in a home designed and built by one of this states most respected project home builders 25 years ago. Having now studied the floor plan with more care I realise it was put together (designed) in modular fashion - most bedrooms have similar dimensions and the living areas are all approximately the same size as if the designer simply juggled three boxes of one size and four of another size and then worked out traffic flow. Then he must have thrown them all in the air to see how they would land and that was design number two! And etc and so on. This house aside, we looked at a great many during the six months because we had to broaden our search above and below budget trying to find something. There were massive termite problems, leaky roofs, asbestos galore, gazzumping at every turn, almost all but the most expensive properties suffered at least one substantial fail for the most basic of needs and to top it off the best home in our price range just happened to be built on flood prone land - approved by council who put the flood signs up less than five years earlier. We live and learn. Then there were the real estate agents, but that would take another two years and I doubt the internet has enough free page space available!!! OK, I hear you, they're not ALL bad...

Hello Fianou, Congratulations on your charming home. I think it has so much potential. I love the idea of teal, it is fresh and welcoming. I was thinking to give the home some street appeal and to also make it extremely functional. I would see if you could afford to put a wonderful wooden deck out the front, and then I would have window shutters painted teal placed on either side of the windows to give it street appeal, if you could afford to paint the brick I would paint it in a happier white tone with the blue accessory trim on the shutters on each window and also on the roof trim to tie it all in. On the deck I would have flower boxes painted in the same teal colour or whatever colour you choose to link in the whole story. I can see it can be so sweet and charming and a real place to call home. The timber fence at the side would also link in with the decking at the front. Sounds like a great project with the potential of some nice views :) I would start by getting a good builder or structural engineer out to have a look at the walls that you would like to knock down. As if they are structural it would cost more to add some support beams and if your budgets $150K and you want to do all of the above it could take a chunk of your money. Sometimes structural walls dictate what can and can't be done ( without loads of money) to a house. I'd start with a builders quote for all the wall demo items on the wish list and then on top of the structural you would be looking at spending around; A small bathroom reno would be $20-25K with a bathroom reno company. DIY with a plumber and electrician. $10-15K. Kitchen $35-50K dependant on level of finish ( includes appliances) Flooring (Timber) $100-145 a sqm laid. Extra $ for any floor prep or levelling prior to installation. Carpet's $45-65 sqm laid. Gyprock line walls labour $75 an hour plus materials. Plastering internal walls after demo and gprocks completed . $15-45 a sqm. If you are really keen on getting the lower level extension and upper floor level done at a later time I would also ask the builder for a quote whilst he's on site. Having all the facts up front helps make decisions on what to do with reconfiguring the rest of the house :) good luck!

DB.....A LOT of ideas and advice flying around here.......skimming through I see you are endeavouring to establish a basic concept for a designer/architect to consolidate for you, which is great.......whilst you may think this is a logical approach to achieve the best outcome, you are arguably just throwing around random ideas rather than properly resolving/focusing on the critical aspects ........my advice is do this: firstly clearly ascertain two things on paper, not in plan or building format but in writing...that is 1. List all your requirements/needs/goals and 2. Nominate a budget. Next, identify/research a logical local designer/architect option and approach them with this information....A designer's job is to come up with an appropriate concept/solution that best balances your requirements, aligned with a budget and of course make it viable within context/site. Sure, you want a cost effective/modest result, that's fine, and that will influence the solution, but as a general comment it feels like there is massive potential being missed considering the site..it dens;t necessarily have to be that big or fancy, but you have to put the EXPERIENCE of the home front and centre of the process, and not just think of it as a kitchen or whatever laid out this way or that ....This is about an amazing site and the living experience of that and the design should be based on this and bring together your specific requirements elegantly balanced in context......The issue I have scrolling through all this is that you have all these almost disconnected ideas of building form, but you have this incredible site....... the process of resolving the spaces ideally needs to develop from cues of the immediate environment/site in order to make the most of it since you are pursuing a customised solution.....agree with MB, every project has a budget and ultimately from experience this is in general the ultimate/overriding constraint. This project could be anything upwards from $500K and it will come down to the working out how far you want to take it, and what your priorities are over various levels.......this one has seriously significant potential -make sure you make the most of it as you're truly fortunately to have this opportunity to build a home for you and your family to enjoy there.......best of luck :) PD
