Great to hear that you have decided not to paint the brickwork. Can I offer my opinion - I'd suggest painting the garage door and surrounding frame and the adjacent beam and column (currently white) in a dark charcoal/brown to match the ground floor brickwork try Dulux Namandji or Mali. I would redo the retaining wall with large boulders in a more freestyle layout than the current straight line and take up some of the concrete drive near the retaining wall to create a garden on the lower level, curved to still provide access to all of the undercroft unless you wish to enclose part of it with a large full height window. I'd love to see the wrought iron balustrade painted black. My home in the mid sixties had salmon coloured bricks, white window frames and fabulous turquoise gutters! The downpipes were painted to match the bricks thankfully - turquoise might have been a bit over the top! Good luck with your project, would love to see your progress. W

Yes, it does come down to personal taste, but the overall look of your initial kitchen that has the concrete look tiles is beautiful. It would appeal to a wider audience too I think than the navy blue. If you concrete look tiles looked like those in the picture it would look great (as compared to a more matt look concrete tile which may not look as good). I say no to the herringbone look timber in your whole place downstairs. It will probably cost more to lay and I think it adds complexity that you don't need in a home as beautiful as an old queenslander. If you do decide on timber, I would stick with it being just straight planks. (Herringbone is flavour of the month now and I love it for tiles, but it makes a very big statement that not appeal to everyone if you are putting it in a much bigger area like kitchen etc). As previously mentioned, not traditional baths can be a nightmare with kids, so if kids are on your agenda, have a good think. Also, if you are not going to stay in the house for a LONG time, consider resale. Parents look for traditional baths for young children and non-traditional bathrooms look good, but can be a real turnoff. If this is your forever, no-kid home, go for it. If not, perhaps reconsider. I am also wondering why you are looking to spend so much on a bathroom that you will not be using (apart from the bath)? Just be careful you haven't overspent/overcapitalised on a portion of the house that really only needs to be functional and modern. People might love the bathrooms on the block, or whatever, but they buy houses in their price-range with functional amenities. Just some food for thought. Good luck with the build.

I understand the beam being installed when you did your earlier extension as that was an external wall, that's why I have suggested keeping part of the wall next to the island which was also an external wall, to support this, I will check this in the drawing to ensure it lines up for you. By opening up this wall as much as possible you are allowing more light back into the house The cost of running plumbing across I think is negative/comparable to moving the plumbing for the re positioned laundry and kitchen and removing any load bearing walls. Storage in the new kitchen is a big 2900 x 900 island of drawers for easy access, I have added a wall oven but that could become a 600 pantry with drawers in the lower part with a shelf above for small appliances. The wall with the TV could be a wall of narrow built in storage to be used in any way you need. This floor plan gives better flow between kitchen/family.dining/alfresco and better for unloading the car with the driveway running down beside the kitchen and verandah
