Comments (30)Hi Paul In apartments, the killer for layout changes are always drains, then water supply, then load bearing walls. Before you consider doing any changes to the layout, I would advise you to locate the drains (pics would be good) as they will likely restrict you. The drains are important for obvious reasons but also important is the fall (ie downward slope) of any drain you wish to install in a separate location. It means you have to take into account more height the further away from the existing drain you go. It is likely that your existing laundry trough/basin has a drain going down to the floor, and this is going to interfere with the proposed ensuite entry location. Ditto if it is going into the wall. The big one is the new shower. It will need to have a 50mm waste (drain) in the centre of where your washing machine now is.... and the question is where is it going to go.... I would suggest swapping the vanity and shower over to access the existing trough waste if it is large enough. In a lot of these older apartment buildings, the waste sizes are down at 38mm, which is not going to drain fast enough for a shower. If your existing waste is that size, you will need to have a hob to the shower as it will fill up, and you will also need to check health regs to see if it is allowed in your state. To get the drain for the new ensuite vanity and new laundrette sorted, I would punch through the new kitchen wall and run drainage along the wall behind the new cupboards and around to the existing kitchen sink waste. This will give you plenty of fall and a place to hide the pipes. For the new basin to the existing, you will need to see if you can get it around to the existing basin waste in the bathroom adjacent by running it around and under the bath. Comments (24)my suggestions include swopping the smaller wiw for more bedroom and bathroom space rather than an extra bathroom and the entry to the master bedroom has been moved to allow a little more space for the ens and wiw and downstairs i suggest combining the living and dining area and using some of the under stairs space for bedroom storage for the guest room...having the patio on the north side would allow inclusion of the extra outdoor space up to the laundry door into a more spacious outdoor area with the barbq along the fence...your concern about using the pation in winter would depend on the climate but the northern corner of the house will be the best aspect during cool weather but the patio an dany other windows may need sunshade from the western sun...See MoreFeedback on renovation plans
Comments (8)Thanks for the feedback everyone. The idea behind having the study and TV room next to the bedrooms was that so the parents could have our own space to work and our daughter will have her own play space, ideally that's where she'll be spending time with her friends etc and eventually can be used for a study (she's only 5 now) Agree that having the bathroom off the living room isn't ideal, one idea we've had suggested is to indent the room more so at least it's not as obvious. We've relocated the plumbing as we'll just be knocking down the back half of the house from where the dining room ends. Moving this to the other side allows us to open up the space more so we can look straight out to the deck and backyard from our living/dining space. Comments (6)I've never seen a kitchen floor done like that in bricks . I'd be worried about not only what it feels like and how it wears , but mainly cleaning up spills and the associated hygiene .
