Design Dilemma Bathrooms

Advice on bathroom/laundry reconfiguration please

Hi. We have a small 3 bedroom, 1 bathroom brick veneer house on stumps. We have 2 young boys (aged 7 and 5). We are hoping to convert our current bathroom into an ensuite (remove shower and bath and replace with a toilet and walk in shower) and convert our current laundry (which also contains an indoor hot water heater which we will replace with something outside) into a bathroom / european laundry.

I have included our current floor plan and our initial ideas and would love some feedback.

Ideally I would like to keep a seperate toilet but not directly exposed to the kitchen/dining area as it is now (for obvious reasons!). We will probably opt for a bath/shower combo due to the limited space and are also considering a laundry alcove within the larger room. Storage is also limited in our house so any ideas to squeeze in extra would be appreciated.

please convert measurements to lineal instead of square metres or advise the length of each inside walls

Hi oklouise. I have included the inside length of the internal wall on the current floor plan (top picture). I hope this helps.

Hi again QBENGA Oh yes. Very alike. We approach total strangers and drive slowly through new suburbs. I know what you mean about suspicious. We never did those things before we started designing our own home. I think your dingy bathroom is very easy to fix. I hope so! LED lights - so bright and cheap to run. Our designer has also told us about a kind of skylight. Probably the same thing oklouise is talking about. They don't actually bring light all the way from the roof through to the bathroom. Instead, there is a solar panel on the roof, connected to a lighting panel on the ceiling of the bathroom. When the sun hits the solar panel, it turns on a light in the bathroom. When the sun goes down, the light turns off. Instead of having a large tube that goes through the ceiling into the roof space (which interrupts your ceiling insulation), you only have to have a small cord pass through your roof space. I believe you can buy them from Bunnings.

based on estimated dimensions my suggestions for the most economical option for a second bathroom would be to sacrifice the wiw and storage cupboard to create a new ensuite and biw and leave the existing bathroom and laundry intact...i would expect this modest new bathroom to cost about $10,000 (plus about $2,000 for the new wardrobe) but it's always good to consider alternative options for which we need more accurate dimensions

subject to confirmation by a plumber your new layout should be ideal with just enough space for a stacked washer and dryer and skinny tub and wall shelf for the laundry (i'm assuming the old shower position also has taps and floor waste) and a 1500 wide vanity with storage for linen and mirror doored medicine cabinet but what is the triangular space?? there could be wall thickeness to use for stacked doors for the laundry instaed of the bifolds btw a floating (wall hung) vanity is usually more expensive, creates problems hiding the pipes and will lose valuable storage space for towels and lineni would expect a full reno with modest quality fixtures and tiles and no surprises to cost at least $20,000 but suggest that a bathroom company that could take responsibility for organising demolition, plumbing, carpentry, waterproofing, tiling electrical, painting and sourcing the tiles, taps, screens, lightfittings, tubs, doors etc may be worthwhile and save you trying to juggle the trades who are less likely to be dependable for a single customer although with available time you may be able to save some money by removing old tiles and carting away rubble and finding the tiles. taps, vanity etcs and having them ready on site but coordinating all the trades can be a problem especially if you don't have an alternative bathroom although it's always good to be on site to supervise the work and answer any last minute questions

@AAB That Ikea one looks like it has good dimensions from above, but I think you'd find 20cm too shallow to double as a useful laundry tub. If you could find one that was twice that depth… I did encounter such a sink in a long-stay apartment hotel I stayed in recently. The bathroom was fitted out with a combined washer-dryer unit and the "basin" – while styled aesthetically like a bathroom basin and oval in shape as well as rounded in cross-section – was really big. You could have washed a large baby in it! So clearly that kind of thing is available. It did require a fairly deep vanity to mount it in, but that was there to accommodate the depth of the washer-dryer anyway. The only thing with a deep vanity is you absolutely need to mount the mirror on a cabinet to bring it forward, not directly on the wall. If you don't do that anyone who is short and/or short-sighted has a hard time using the mirror for practical purposes such as shaving, inserting contact lenses, or applying makeup. (Yes, I discovered this during my hotel stay too!)

if i've read the dimensions correctly what about something like this? and careful choice of vanities will have space underneath for linen storage and mirrored wall cabinets for everything else and the compartmented bathrooms with separte toilete will make life easier when those boys get bigger

Thanks oklouise. I love your ideas and the ensuite layout is great. However, I don't think I made my dimensions clear enough and I don't think the rest of your design can work

Bed 1 - 3600 X 3600

Bed 2 - 3700 X 3000

Current bathroom - 1960 X 2600

Current laundry - 1820 X 2600

Current toilet - 1340 X 1100

So if we keep the current bed 1 and bathroom space and convert that bathroom to the ensuite, that leaves approx 3200 X 2600 for the bathroom/toilet/laundry. Ideally we would leave the current windows ( a 1000x1100mm sash window 1200mm from the floor in the laundry area) and a high (550x700mm window in the toilet area) which makes juggling the space a bit challenging. Thanks so much for your help with this!

i did have the spaces correct for the bathrooms, laundry and toilet and my suggestions includes moving the old bathroom wall as such major changes will need all the old wall and floors and linings to be stripped out and waterproofing renewed and all the pipes to be replaced throughout the whole space...moving the wall is a very small part of the necessary alterations to achieve the desired result and i strongly recommend you consult a bathroom renovation company for a realistic idea of what's required and expected costs
