Top floor layout the correct way round!

Hi there, can you let us know which way North,, two quick things is the laundry entering from the kitchen with all the bedrooms upstairs.

I would swap the Powder room with the laundry so that it is more accessable to the family and alfresco and the laundry opening of the passage way. Why a media and theatre? cheers

Thanks for the idea regarding powder room.

The media room was included in the package price .. so we just agreed. I guess it could be used as a children's playroom.

I don't think we will include cabling for cinema room... unless people are doing that in investments these days.

Also I think they have out the Laundry next to kitchen so to use some of the Kitchen for the linen cupboard.... ?

I wish every investor would ask for opinion like you when building a rental property We've been living on rental properties since forever and had enough so we're buying a land to build a home for us. Not sure where you're building but have some ideas from past experiences in Sydney and now in QLD.

-doesn't look like you have much linen nor kitchen cupboard space. I would take a bit of space of the home theater and add a linen facing dining room. Or is there one already? I can't see. The more cupboard the merrier.

-microwave spot, the one we're renting now doesn't have one and we had to put microwave on the island, it's just annoying and takes the space

- Fan, please consider putting fan throughout, it's a deal breaker for us when renting and I'm sure for a lot of people as well. I would put air-con just on main bed, I reckon it's a waste of money for you and for whoever is renting to have air-con in the living area it takes forever to cool/heat up the room on open plans.

- Shelves in the robes, this makes a HUGE difference, where we're now doesn't have any, we have to hang everything it's super annoying. I won't even mention drawers I don't think they exist on rental properties

- I'm a fan of natural like so really like the idea of a window as splash back.

- Single garage for 3beds? Is there any storage?

- Exhaust & heating light in bathroom

- Agree with laundry, I would at least change door location so you don't have to go through the kitchen.

- Upstairs media could be used as a study maybe put some data/internet point there.

- It doesn't look there is much working bench top space in the kitchen, sink seems to be taking most of the space, I would double check the dims and maybe make it bigger?

These are just some ideas. when we're looking for a place we have a checklist: it will fit our king size bed, does it have fan & air-con, does it have plenty of storage, does it have plenty of working bench top space in the kitchen, does it have a dishwasher, microwave spot, does it have blinds, does it have natural light coming in, I could go on but you get the idea.

I think you need to consider the demographic of the rental market in the area that you are building. The design you have is ideal for the traditional family with parents and a few kids, but are these the type of households that are renting in your area?

Households made up of two single people who are sharing (and who are not a couple) are increasing in numbers, and the arrangement of the upstairs bedrooms and bathrooms isn't really suited to this market. Bedrooms two, three and four are really too small for a single person with a queen bed.

Possibly there are lots of similar 4 bedroom houses in the area which would be your competition in the rental market. However a three bedroom house with two master sized bedrooms may fetch a premium for share households due to the rarity.

Do your local research, and don't make assumptions about the market before you make your investment.

Project builders build the same versions of the dwelling many times over hence the very competitive cost of the build. They make their profit from speed of the build, using the same group of materials from set suppliers and doing the same thing many times over - Economy of scale. As they said, No changes! As soon as you make a change outside of their design or inclusions theres a good chance it'll cost a significant sum.

My question would be: Will the tenant choose to rent elsewhere because there is no kitchen window/splashback and they don't like the choice of sinks... For a tenanted property you need longevity and style that looks good for years....

As mentioned earlier by swapping the laundry and powder room for better access to both, this will also free up the wall in the kitchen by moving the laundry door to the passageway.

The kitchen lacks storage which that wall could provide

Agree with others, laundry location should be moved. Also for such a large house to have only a single car garage doesn't make sense. Can you make it a double garage?
