Comments (29)Hi @sophie0lm Congrats on the developments in this plan. It's working much more successfully for the orientation of your site. It's great to see you've taken on feedback and pushed the design to improve it. A few observations: 1. I agree with comments about the study nook. I would make that a storage cupboard for umbrellas, shoes etc for leaving and departing at the front door. 2. The view both into the master bedroom and guest toilet from living areas is not ideal. I would suggest turning the toilet room 90 degrees clockwise (so it's long wall runs along the back of the stairs). You should be able then to have a more private entry to the toilet and master bedroom - and I would even suggest having the internal entry from the garage at that point as well, so that cleans up your entry hall. 3. I would consider pushing to improve the whole WIP / Laundry / Linen arrangement. The WIP is quite detached from the kitchen. There may be something in mirroring the whole kitchen - so the entry to the WIP is then where the fridge is, and it sits behind the kitchen, rather than off to the side. The linen will then sit where the WIP, and having a solid wall to the deck so you can not see into these service areas from your deck and living space. 4. I would also suggest putting a wall up along the back of the stairs upstairs so the rumpus can double as a fourth bedroom. Comments (11)Option 1 is fine but you have no vanity space and these tend to look poky in smaller bathrooms. This is a smaller bathroom, this can be eliminated with say frosted glass walls. But you are changing a bathroom for one that is similar sized, worst case mirror the WC over so it gets some ventilation. Option 2 are you kidding me a full length window in the shower? where is the entry to the master? is it coming off the living room? Option 2 good use of the hall, but the planning of a free standing bath in this small main bathroom will make it appeal smaller is there no shower in this option? If you are going to the expense of making wall changes, what about taking the bath out to the eaves, if you have them which will give you 600 mm more space? If the master is coming off the living room? If the overall internal dimension is 4.2 M and you need say 900 mm for entry to ensuite and 100 mm walls, that leaves you with 3.2 M for ensuite. Looks like you are taking out lots of walls, so to me if you changed the access to the WIR and ensuite to the other side, the vanity can be near the full length window, which solves the water issues of it being in a shower, and it would be nice to be pushed out the 600 mm like the bathroom, and if you were willing to give up say 300 mm of space from the bedroom side, 4.2 x 3.1 than you could have hanging space (which goes into that proposed new access point), on two sides and then a total wall of storage in shelves or drawers or places to put shoes and bags and ties and smalls on the ensuite side....See MoreSeeking opinions on floors plans for subdivision
Comments (5)I would get plans redrawn : 1/ third house have no back yard. How will the cars manoeuvre out? It looks tight. 2/ second town house have a bit of a back yard but no extra car spaces will block 3rd house. If it was me I'd only build two townhouses but big ones. Three looks very cramped. I would also reorientate so your house will have it's own garden and own driveway if possible. It will worth heaps more later on. I know with 3 you'd make more money but think of the inconveniences when you can't get your car out of garage because someone's blocking , body Corp problems. Comments (36)Also, if you are interested in how to use cooling breezes, it's a good idea to look at the Bureau of Meteorology site. There's lots of information here on wind directions & strengths through the seasons. Again, your local conditions may vary somewhat from the BOM site used (MACKAY M.O.), so if you're a local you may have a better idea. The BOM (most commonly) records wind data for its sites at both 9am & 3pm. The data is presented as a wind rose. A description of wind roses, & how to use them, can be found here, http://www.bom.gov.au/climate/averages/wind/wind_rose.shtml The 9am wind rose is shown here, http://www.bom.gov.au/cgi-bin/climate/cgi_bin_scripts/windrose_selector.cgi?period=Annual&type=9&location=33119 The most common wind at 9am appears to be from the SSE, & of moderate strength. Unfortunately, these are yearly wind roses, so won't show seasonal variations.
