you are super-patient!!! :) :) thank you :) I'm so sorry but I do actually have a couple MORE thoughts!! argh! there are just so many different options.... and this is a bit of an all consuming puzzle to try to solve. here they are: 1) study could become main bathroom - leaving new Bed 4 as per plan since it is bigger & a better size for guests. in this option, some area could be stolen from the study to boost ensuite size - even if it just made the ensuite 1 full metre. Ideally not requiring study window to change. 2) WC could potentially be separate either within this space OR at the back of the old kitchen (allowing for the remaining, longish hall wall to be shorter again) oklouise you may think some of these ideas are not very workable & I'd be so glad for your feedback & comment (and anyone else's comments as well), it's really so incredibly helpful - unbelievably helpful - to have everyone's input. i'd love recommendations on which ideas & options might work best for that balance between function & budget

there is also a difference between ceramic and porcelain tiles - often these issues come down to a combination of (a) tile batch size/consistency (b) tiler's skill/capacity (c) communication in that if the tiler opens the tile box and he can't practically achieve what he thought he might because of the general discrepancies in size then they should at least speak to you before they start. So often with many issues in this game, it's about managing people's expectations and having open/honest discussions at the right time. When this breaks down, problems and disappointment is more likely to occur......so coming back to it, if you have high quality porcelain tiles that are millimetre perfect, square and flat then the capacity to lay them with minimal spacing is higher. Also the substrate/prep plays a part as if it's all out of whack and not perfectly straight/plumb/square then you'll be in all sorts trying to achieve the minimal tolerance detail.

Looks good. Before I read through discussion, I had these thoughts. You could look at painting on the front of the wall only, not in the porch/entranceway area underneath, double strength of main colour. So you could as an option get a test pot of Dulux double Self Destruct or even triple. I would not use Monument, or similar to the roof color as it will disappear into the roof. I also think the front fence would look better painted a stronger colour from your existing but as it seems it has just been painted perhaps you could do that, when and if you liked, to cut down expense. On the Dulux website they also give you colours that look good with Self Destruct. (Picture below). Another option is look towards going bold like a strong blue or blue green. Something like in the picture. That's my feature wall, Resene Billabong. ...or a dirty purple or a blood red. It's starting to get really personal of what your tastes are. Perhaps you could Half or Quarter the main house colour in the entranceway so it still flows but gives you more light. Exciting stuff!

You said you loved the concept design but then the estimates came in too high. Find some more money so you can do it or do what the architect has suggested by going single storey. We all see some quite bland designs, standard fit out, cookie cutter as you noted; this is all due to budget being too low for the brief. Plenty of Projects all get watered down so they're affordable. Plenty of additions to dwellings can just be expensive to achieve. Do some quick calculations yourself - minimum $2500+ per square metre of new added space for bog standard fit out. Add in the bathroom at $20k, kitchen at $20k, laundry $8k, staircase at $15k, fire rated walls between existing and new, upgrading existing dwelling...... plenty of architect designed residential homes are pushing $5k per square metre. This is not really 100% accurate just ballpark figures to get started on so we don't end with a project we can't afford. It just adds up real quick. The designer should have known budget up front and worked to that or at least been within 10% at this early stage. Build costs between builders shouldn't be that far apart unless one is missing something so I wouldn't bother builder shopping with plans missing vital construction details just yet. If you're unhappy with current architect, move on to another. Why not consider a building designer or a local draftsman perhaps.
