Nevertheless I would recommend you use a designer for the upcoming works as the smaller the dwelling the more consideration and detail is needed. They would include powder room location as part of their plan set.

Two toilets are important to a functioning household, however they need to be well considered.......in your case potentially the lower level only worth considering if you were say extending and reconfiguring the rear area with a linear laundry/kitchen/powder set-up where you could separate it off properly and discreetly.....but otherwise in such a tight space having a loo come straight off the main space arguably it would be neither appealing nor ideal for either the user or anyone in the living space

if the builder starts in August i have to assume that you already have plans approved, i'm not based in Sydney and don't usually charge fees for HOUZZ plans but would be happy to offer an opinion

As Oklouise mentioned you must have approved plans, I was wondering if you had considered changing the stairs around this would allow better access to the upstairs Toilets from the family and not via your new planned living.

Also consider moving the kitchen sideways out to the boundary if allowed? and having a glass sloping roof over

I love this layout. does it involves CDC or DA approval? I was hoping to bypass the approval thereby using this area as sun room. our side fence is already built as wall so it can be convert into a sun room easily. can I put a toilet there? presumably it also need approval.

Don't try to bypass the approvals process as it will come back to bite you on the bum when it comes to selling your home. Nobody wants to buy real esate that has illegal construction so it will actually devlaue your home. The requirements for approvals vary from state to state, and sometimes even council to council. However with the type of boundary construction, and the length of it will probably require DA approval in most areas of Australia.

Best to have a friendly, informal chat with one of the planners at council who should be able to advise you in the requirements for your locality. Or enage a local architect/designer who is familiar with terrace house renovations, who will handle the design, documentation and permit applications for you. Hi there Herb RICE, Thank you, You are always best to do things with council approval, and yes you could have a WC on that wall, I did have a quick look but decided to see if you approved of the layout first. The idea to change the direction of the stairs was to help overcome the access to a WC without having to adding a 4th WC!!.

When arriving home via car you can unload everyone and stuff down the stairs and into the kitchen/family room, WC needs could be via the laundry WC or straight up the stairs to the Family Bathroom WC.

Hi There Herb Rice, I don't think you gain much from the whole complication of reversing stairs. I agree a specific designer in your area with inside council and terrace house experience is the way to go.

Can you have access to laundry and wc from house at rear some how? OR use space under stairs off dining for PWD room and pantry, fr, one long bench with c/t and sss either end. Will it be wide enough for a dining table too tho? Cheers Margot
