Comments (3)My answer would be a resounding "Yes your spending a lot of money and putting in a big emotional investment into this project!". It's never a bad idea to have an independent inspector at key stages as once your home is built a lot of things can be hidden/covered up and you only find out when it all goes pear-shaped. Inspections are usually carried out at the following points:Footing inspectionSlab inspectionFraming inspectionLockup stage inspectionWaterproofing inspectionFinal inspectionPre-handover / practical completion stage inspectionFixing stage inspection But before any of this happens, save yourself potential grief and go over with a fine tooth comb the council approved plans vs the builders specs and budget - make sure that there's no oversights - raise any issues or queries early and get things sorted out before anything starts on site. Comments (36)Hello houzz helpers! We have a rough new plan! The kitchen, living, dining are on the north and bedrooms are on the south. We are planning to push the house to the rear (south) of our 1 acre block and have a long driveway. We can look out onto our beautiful (in time) front yard and watch the kids run wild! We plan on using landscaping along a front fence for privacy. I am concerned with the size, in regards to being way over budget, but I am hoping the simple shape of the roof will help to offset some of that. I was thinking I would get the plan as close to what we want/need then get quotes and scale back if we need to, which will involve another post on houzz ofcourse! Comments (103)When I first wrote in August 2017 we got a lot of great suggestions and comments. At the time we had accepted the limitations of the block (easements, tree, solar access etc). It is now one year later and I can tell you we found a way to move the garage to the south-west corner. This allowed us to move Beds 2 and 3 and the bathroom to the northern side. Pantry and laundry between garage and kitchen/living/dining. I think it was all of the comments and suggestions that encouraged us to look at it again from different angles, rather than just accepting the limitations. Thanks to everyone for their generosity! The solution involved working around a lovely tree (it is nice, just in the wrong spot). It is still in the way (council said we couldn't remove it) but we've opted for a long, curving driveway that starts on the other side of the block and weaves its way around the treeline to the garage entry. Not ideal, because a large portion of the front setback will now be a hard surface, instead of a garden. But if there is one thing that designing teaches you - its all about compromises. Comments (9)In NSW for example electric storage can no longer be used. Heat Pump HWS are quite efficient. Gas instantaneous HWS are probably the most popular if natural gas is available. Very efficient as they only run when a hot water tap is turned on as well as being quite cheap to buy and install. The choices all depend of what you're ultimately requiring and whats available. Natural gas available, wanting to be environmentally friendly, solar power to run a HWS, etc.. Solar HWS... Lot of choices depends on your circumstances and budget....See Moredreamer
