our contractor needs to remove the seat from wall, installed one year ago... we cannot find wrench. What type of wrench was enclosed

Samantha B I just completed my kitchen Reno in Perth. My pantry was also bricked up like yours. Literally doubled the space by getting rid of it but we found out after that the pantry was structural & we had to put an extra support beam in the roof instead ($800) so be careful of that! We completely moved the plumbing, gas & electrics & it only cost a few hundred! So don't be afraid to do that as long as u know decent priced tradies! We ended up doing nearly everything ourselves & went with a masters flat packed kitchen & sourced our own stone benchtops dirt cheap ($2500 installed for a 2m bench & a 1.5m island each with one waterfall edge.). Render it MAYBE. Remove the orange bathroom tiles. Replace the rocks with a clean edge. Emphasise the vertical lines of the walls of brick and the vertical lines that the window can form, being one on top of the other. Vertical narrow pencil trees (? name) I think that God gave you steps for a reason. You might put narrow pencil conifers at the front corners of that, too. If you remove the steps, you will be broke, and you will replace them with an even uglier diagonal set of steps. There is no other diagonal on the house. De-emphasise the horisontal. So, if the windows are going to be different colours, have them match one above the other. Use curtains with wide stripes. Do not emphasise the horisontal lines above the windows or the floor of the upstairs landing. Have the edge of the concrete straight, and in line with the house. Get rid of that insipid ---- under, and around, the stairs. This house represents the jet age. You need it clean. Alternatively, don't worry about it. Save your money, or spend the money on an amazing experience. It is hard for a house to look amazing if it is below street level. That is why you do not see houses in magazines below street level (as far as I know.) If you save money so you don't have money worries, there will be more love in the house and that will be more important that the appearance. If you have children, they will not give a ---- about the decoration. At all!!!

As previously mentioned, not traditional baths can be a nightmare with kids, so if kids are on your agenda, have a good think. Also, if you are not going to stay in the house for a LONG time, consider resale. Parents look for traditional baths for young children and non-traditional bathrooms look good, but can be a real turnoff. If this is your forever, no-kid home, go for it. If not, perhaps reconsider. I am also wondering why you are looking to spend so much on a bathroom that you will not be using (apart from the bath)? Just be careful you haven't overspent/overcapitalised on a portion of the house that really only needs to be functional and modern. People might love the bathrooms on the block, or whatever, but they buy houses in their price-range with functional amenities. Just some food for thought. Good luck with the build.

Hi all, wow, Im so impressed with the feedback. I had a very busy weekend with weddings and birthday parties so can only just now respond. I can also offer a bit more info to help explain why some of the decisions that have been made, were made. If I miss any points its unintentional. We have an ROW at the rear, hence why the shed is orientated the way it is - to have easy access into the lane way. I am open to exploring a different layout of the back yard. The 'courtyard' is actually our drying area. Its the most logical place for it, again want to re-evaluate based on the feedback above. The alfresco is designed on the northern side to make most of northern sunlight. The kitchen/dining is on the north to give a longer view down the backyard to keep an eye on the kids. The bathroom is designed with a future en-suite in mind when funds allow. I agree that the powder room requires walking through the laundry, but we also did that for a bit more privacy, and that allowed a window outside. I do like the idea of the highlight windows above the alfresco, but almost below them is the TV which will cause to much glare. I'd be worried in summer to have such unprotected north facing windows and would find they would be covered most of the time with blinds kind of defeating the purpose. We love the 2 sets of stacking doors. They are our only non-negotiable. Ill keep think, im sure there are more points there I missed.

I must tell you this is a poorly designed product... it was installed in my client's beautiful new bathroom ... the problem: PLASTIC round cap for brackets had a weep hole where water is to drain...but the cap weep holes get blocked by the wall bracket (VERY BAD DESIGN, unfortunately)... as a result, there was a back-up of water in caps which seeped through screw holes which went behind the tile and wonder board and was trapped by the rubber bladder of the wall and floor and eventually found a way to escape... the water eventually seeped into the adjoining bedroom slowly WARPING the oak planking of the bedroom hardwood flooring. All of this because of the weep holes being blocked by the wall bracket! BAD DESIGN and I strongly discourage purchasing this! too bad, because aesthetically it was a handsome seat.
