How many people are ever in the waiting room at the same time? This would have some bearing on whether more seating is required. I still think a love seat would be cramped even without the file cabinet, since there is what looks like a sink and washing machine on the wall opposite the chairs. ?? Having said that, with file cabinet gone, one chair could be in corner with other chair under window (with plants in raised stand next to) and side table between. Then there would be room for a small 2-seater or additional chairs. I would also swap out the black cushion covers for a grey or off-white (removable covers so they can Ben washed) as the black ones disappear on the chairs. flat rug and one with low pile and easy to vacuum or clean.

Wow...That’s thinking out of the box! I never would have thought to do that! Thank you! I will have to try an play with some furniture to see if it suits. We would have to put our antenna and a electrical point on that side. What about the TV on the other corner wall? Next to the heater? Oh also, it will be a larger TV as this one is just one for the kids for a bit of downtime during our long days renovating.

try mounting the tv on the same wall, add brackets to secure any cabinets to the wall and toddlers are usually OK with stairs after you teach them to go down steps on their bottoms

With two similar rooms adjacent to each other I would be closing off the door between the living and sitting room. This means that access to the sitting room would only be via the entry hall, and could possibly be a more adult area, depending on the age and size of the household. It gives you more flexibility to furnish as you could furnish against where the door was. This also applies to your living room as you have removed one doorway, giving you more flexibility to furnish, and so it acts less like a fat hallway leading to the sitting room. I would suggest you initially keep the bi-fold door closed between sitting and living, furnish against it, and live with it for 12 months to see if it works for your household. If so then spend some money on getting the bifold door removed and the doorway filled up. But at the end of the day so much depends on your household size and ages. Parents like to keep an eye on their toddlers, but everybody prefers a bit of separation when they are teenagers (or older) with boyfriends and girlfriends swelling the household size.
