I was very glad to hear that there are people who like the fabric I have chosen for the sofa. Unfortunately there is a long waiting time 6-8 weeks. I would be more than happy to get some help placing the furniture as well as choosing the soft furnishing. The colour I have fell in love is teal but open for any recommendations. Leelee, thank you for your comments. The cabinet in the corner has been bugging me since we moved to the house. I'm so excited getting finally a new look to my livingroom that I wanted to try something different with my current furniture. the cabinet is no longer in the livingroom and I feel so much better. Regarding the painting, it needs to wait until the new furniture has arrived. I will take a photo and post it later. By the way, we are getting a new king size ensemble tomorrow and would like to get some help to refresh the look. Our old mattress has been a queen size, so need to get a new bedhead as well. I'm going to create a new post of it.

The previous suggestions are fabulous, so if you have the money, I would go with one of them. If you haven't the money, then I would do what an earlier reader mentioned and have the bed facing north near the bathroom. You can run a power cord along the floor and you can buy white plastic covers that hide the power cord discreetly on the skirting board. Then place a chair and small table beside it near the bay windows to balance the length of the room and perhaps hide the power point. This is not the best solution as it'll make the bed hard to make and have little room for a bedside table. But it is cheaper. Just an alternative. Another way to do this cheaply would be to do what Two Company's Renovations suggested but instead of building a wall using your cupboards as the wall and making your own large, bed head to cover the back of both of the cupboards. Just a thought. Still building the wall or walk in may not be as expensive as you may think. Worth getting a quote.

Blue Gum floorboards how could it not look beautiful!! and yes wheelchair friendly although if we were in a wheelchair I guess we would have to move closer to town and transport and shops as this house was going to be in the country talking of moving... husband has caved and said we can move to the Bay of Islands whoop whoop! he still wants to go to France for 2 years but he said we could build or buy before we go so that changes the type of house now because we were building near a school and families this will be more a beach house that we can leave for the kids to enjoy and various friends who want it while away so I have swapped the master over to be away from the laundry garage door and hot water heat pump which is quite noisy and the guest rooms now have a Jack and Jill bathroom I haven't changed the footprints at all it's still the same size just changed the layout a little bit The bunk room would have a sliding door outside which means you could access that part of the house privately without coming through the front door or the bunk room could be a small kitchenette /come dining room / come lounge room (very small ) and rent it out as a 1 bedroom self contained apartment Once we live there full time ... will upload a photo in the next Post

Yep, it sure adds up doesn't it! It's a lot of money for perhaps not an equivalent amount of value gain. But it's not necessarily the builder's fault or issue here. Their pricing here is not surprising, but to clarify not sure how you can isolate the kitchen or what exactly does 30K mean? Is it joinery only, is it including fittings? Is the balcony upper or main level. The question is, is this actually the best way to spend your money? Considering how much you're spending, should you be considering getting proper value for the money and getting more for your money with potentially a different design?. Are you happy with the design? It's going to be super? Is it worth $400K to you for what you're going to get? If the answer's no then a design rethink is possibly in order. Where are you at in the design/doc process? have you used a drafty, designer, architect to help you with the process? What people often get quite wrong with renovation projects is the distribution of budget in regards to HOW it's being spent (you WILL spend it one way or the other), and it always comes back to the design/layout as to how well or not it's spent. Really need to see actual plans to be able to assess and comment further with more accuracy otherwise just speculating on in all. Depending upon your finishing decisions this sort if thing could easily nudge the $450K mark.
