4 X 3.3m is a great sized space (bigger than our family bathroom, anyway!) I found the Reece bathroom planner a good starting point as you can gain a 3D view of the plan and it is fairly simple to use. We have decided to create a wet room sort of space at one end of our room (shower adjacent to bath with a single screen between shower and the rest of the room) so that the bath/wall behind bath can be a feature. Whilst I agree with the above, a few of your items in the list would not require a builder and you would be paying extra simply because someone else is insuring and supervising the installation for you eg flooring can be done direct with a flooring company at the end. Re build vs demolish, if you buy in Mullaloo there is a retained value in the existing house that you would be throwing away by demolishing ie to replace the existing house back to existing size (although your own configuration) using up part of your budget vs applying that to just modifying the existing home. The major costs in renovations in Perth (being double brick/concrete slab) are the relocation of services such as plumbing / wastes etc that typically are required when eg a bathroom is reconfigured or kitchen relocated and the finishes of those rooms eg cabinetry, benchtops, tiles etc. They will be a large amount but again are also part of the cost of a new build. For mine, renovating is giving new life to a tired home and is nearly always enthusiastically accepted by Councils and neighbours when planning. Changing a facade to a house in Mullaloo is generally quite straight forward but keep in mind existing houses there usually have quite low eaves/roof lines. It depends on the house as to the options eg additional roof structure to raise visual height / modifications / garage location etc. Re the costs, it will completely depend on the house, what style and level of finish you want it to be when finished (we've had people spend $2,400 on a shower mixer), the extent of the changes and how much time you have to arrange things eg flooring. before committing to the decoration why not plan for how you use the space..do you need storage for toiletries, towels, cleaning products and toilet paper etc start with the new vanity (with or without wall cabinets) ..you may be able to use a shorter vanity with gaps at either end (as in your photo) to give more a look of free standing furniture..using tiles salvaged from the old vanity to patch the walls..i think the tiles look so much better than altering just one wall for shiplap and you can avoid having to change the tiles elsewhere and focus expenditure on new taps, toilet roll holder, power point covers, light fittings etc

I'm no professional , just an opinionated amateur haha ! I wouldn't paint the bricks -- the only 2 real options you have are grey ( which has been done to death IMO , so avoid ) , and white which looks tacky , again my opinion . Besides , there's nothing really wrong with the bricks and/or their colour -- they are reasonably modern . Render would spoil the lines too -- it would be trying to look like something it isn't ! It looks warm and tropical , and I like the existing colour choices , with 3 additions -- do the roof in a lighter Surfmist or similar , do the upper wall in a warm off-white , and add some colour , but in the garden -- I'd get a couple of large warm ( red/orange/yellow ) pots , and have red leaved plants , cactuses , yellow flaxes , brown grasses , some with 'desert' toned flowers . I love coloured doors too , but in this case , your house wants to blend in rather than stand out , so unless you are an extrovert personality , maybe stick with the 2 existing white doors , or maybe do them both in a mid Apricot or similar ?
