subject to correct measurements my suggestion includes extending the kitchen into the old laundry and creates a new laundry next to the study with hallway access for a re-arranged bathroom but we need correct measurements to identify positions of existing toilet, taps and sinks to be more precise.Does the existing laundry have external access? do you want/need external access for a new laundry? do you want the kitchen to be open to the living and family rooms or would you prefer separate rooms? is the under stairs space already being used for walk through storage? what about access to the garage from the front entry?.....with correct internal wall measurements we could make more specific suggestions but your plans don't show or we can't see details of existing rooms

I agree with the previous comments. However, I would like to add some tips about the decor and furniture, if you're open for suggestions. :) When I was adding a room extension I also didn't have much space, that's why I had to experiment with the multitaksing furniture; especially in the kids room. You can resolve the issues with storage in their room with the modular cabinets because they leave plenty of space for all their toys, books, crafting supplies and what not. Also, don't forget to look for bunk beds, if they are all sharing the room. That way you will save so much space! Another option for saving space is going for a built in wardrobe. This one saved my bedroom from getting all cramped up. During a thorough research on the market I have found built in wardrobes in Brisbane which have proven to be great! This is especially useful since you're building the room from scratch so you don't have to bust any walls or anything. :) I really hope this helps. :)

as a fellow downsizer my suggestions are aimed at comfort and easy access.. rotation of the ensuite allows for more walking space and room for a small side table and chair near the bath. the toilet room closer to the bedroom door keeps wet floors away from the vanity and consider adding grab rails for comfort in the shower and they also make great towel rails and easier to add during construction ...I've stolen a little space off the living areas to add extra walking space in the guest room and study, these rooms are now interchangeable (if you prefer the study with a view) and the guest bathroom has external access for the pool...strongly recommend you identify purposes for all the storage areas so spaces can be designed to suit eg the space on the right as you walk in from the garage could be ideal for sit down bench with wall racks for coats etc or a counter for sorting bags of groceries ...you created an excellent plan and I would be happy to change or explain any of my suggestions

Hi jay and Melinda. R u still working on layout? Have you thought about having an internal separation in the space. Try this, sorry I dont seem to have success adding images. Off bedroom hall put an opening, could be sliding door, roughly 1200 from your main entry hall, centre of opening at 1600 offset. As you enter this doorway, on left is sliding door to toilet and on right a vanity. The toilet is rotated 90degrees from where you have it. Vanity say 1600 long and toilet room same. Toilet internal width 800. The vanity is set in from the eastern wall 500 to allow a narrow but 1600 long linen cupboard on entry hall outside bathroom. Hope you are following me. Back in the bathroom area beyond the toilet and vanity is a wall with sliding door to washroom. In there I think you would fit a bath on west wall, shower 900w x 1200d on east wall in south corner and another smaller vanity around 900 on east wall. This is creates a powder room on outside and bathroom beyond. Sinks in both areas for flexibility. The 1600 vanity, do one sink and put a makeup area with stool under bench on far end. Hope this gives you food for thought. All the best
