Generally, make sure pallets are stamped with “HT”, which means they haven’t been exposed to chemicals (at least not in the treating process.) Avoid unmarked pallets or those with “MB” for methyl bromide. Thanks for clarifying. I was simply going to recommend waiting and saving as much as possible before signing any contracts. Just for your own financial protection. I have been down this road, starting out and having very little and so wanting to have a house to call my own (and the bank's). It is a big responsibility carrying a mortgage, and it is a burden that sticks with you for a long time. The first home buyer's grant wasn't around when my husband and I started out, so it is nice you have the opportunity. I agree with Vy - do the research (and do the math). Be conservative in your expectations and your borrowing. Prepare for the unexpected (illness, losing a job, etc), so if it does happen you won't lose everything or be put in a really difficult situation. Try to start small and trade up gradually and when you can afford to do so. Best wishes. :)

I'm going to thro a wobbly into this mix: Have you thought about going two storey so there is some outside space for boys to play? Looking at your site plan play is either in the pool or the street! Master bedroom, with all the robe you want upstairs and a kids free zone! Or boys rooms above as long has they do not own hob nail boots! Then do not use ALL the extra space on ground for your film works! Seriously this would give you some breathing space and some real outdoor living area to enjoy which you can do in Ipswich climate. Four beds separate bath rooms and stairs above with a laundry chute. Down stairs a real laundry (proportional to a five bed house) A powder room with shower for after pool. Your study of a size worthwhile and theatre room for family second sitting room as well as clients. The master can then have better sized robe, all the bits you want in ensuite including separate loo (lovely idea) but please on outside wall with window. Personally, I'm not one for two storey but in this tight site I think it would be much better. Good Luck, Margot

I really love the work of Ross Chapin, he has really influenced my approach to homes in general! He is a US (i think) based architect who champions small homes and has a concept called a pocket home. I've read a lot of his articles and he likes homes that are homey and cottagey and small neighbourhoods with common parklands and great greenspace access. One feature of his homes is they are typically 1-2 bedroom a thing he often does is replace what would in other homes a whole room with a nook. So for example, a hallway might be extra wide but have a nook for an office that could be closed off with a sliding door into a spare room. Or an attic space that can sleep grandkids, dining nooks off the kitchen so entertaining is possible, like an oversized bay window. Decent living spaces. There was this large foyer space at the entrance with an extra wide door that was level with the paving, no lip at the entrance. It was designed so ambulance access would be easy in an emergency. The large foyer had cupboards with a laundry and storage, and then there was a bathroom directly across, again for easy emergency access. There was a phone in the bathroom too in case of falls. The whole area was tiled from door to bathroom for easy maintenance and access. The kitchen was simply run across one wall of an open plan dining and lounge area with like a corridor of tiling to designate it as separate. You can use flooring changes to create different spaces. It there were no awkward pokey spaces and it was the easiest place I have ever stayed for cleaning and organising.
