Advice on extension where the current roof is pitched and skillion.

Dear all, we are looking at doing an extension on our 1910 semidetached house. We have a driveway so would like to go sideways rather than up. The issue is the extension will have to join both a pitched and skillion roof. We would like ideas on how we can do the roofline for the extension. The extension will be a front door and masterbedroom/ensuite and a family room. We will be revamping the inside design as well, but are comfortable with this. Our main concern is the look from the road with the joing.

I would engage a design professional for that tricky 3D roofing problem. Often a virtual 3D model can make it much easier to understand how a roof works (or doesn't work) as it needs to be designed in 3D.

You may run into difficulties with the close proximity of your neighbour's windows which are facing your boundary near your proposed boundary wall. In some council areas, there are restrictions in blocking out natural light to habitable rooms. Have you had a survey completed yet showing levels and heights?

I think the first thing to do is check the planning rules for your side offset. I note the neighbour has windows close to boundary.

I'm hopeful that a pro will provide you with some great ideas. Yours looks like some of the "befores" that they do brilliant changes to on the TV reno shows. Most architects will come up with excellent solutions within the space if that's what's required, but nothing worthwhile is likely to be done cheaply though.

Hi everyone, so... 3 years later and after many back and forth we have decided to knock down the house and rebuild. The cost of renovating was just too prohibitive and not to mention the unexpected surprises that surely would come with it. We should start the building of the new home in a month or less. Just wanted to thank everyone who helped in this thread, your opinions were very important and helped us decide. We are not doing a custom build, instead we chose one of those pre-designed homes (Dennis Family) but we are very happy and excited. Cant wait for it to be done. Will post photos when ready.

Would be good to have more of an idea of context, but generally both Kitchen options I would say have issues. It's a tricky one to resolve and you also have to think about the relationship of the entry and flow around the different areas. I reckon Option 2 will more like an apartment, rather than a larger home. Walking past the island every day to get into the bedroom zone is not great. Option 1 has more formality and class but then has you walking in and out past the kitchen to get to the new living area which feels like it's got everything else has it's back turned to it. So I'd say it's continue to explore options On these projects Kitchen position & configuration are critical & make or break and ideally the kitchen is presenting well to the space and shouldn't feel compromised in terms of either amenity or positioning. Something like option 2 but with the kitchen at one end or the other of the space is probably what should happen, but then you have to think about priorities of aspect and which spaces you prefer to be related to the external areas one way or the other, and then also how the entry comes into play. If you take option 1, & the existing entry is retained, the kitchen could have a pantry where the proposed new entry is and configured on the internal wall, dining in the middle, potentially breaking up dining & living with some form of dividing wall or shelving unit if that's preferred. Whatever you do don't compromise on the kitchen, it needs to be scaled well to the project overall and if it's falling short or feels like it's a bit of an afterthought (like in Option2) you'll be disappointed. You sort of want something like below (completely different project but similar ideas/layout for the main space Good luck PD

New question (not referring to original photo) - Thanks for all the suggestions. Just to clarify my post, the original design in black is the original house with a gable roof, and it already has a small extension perpendicular to the main house which has a lower gable roof. (Design from the south is below, yellow = original house from east to west, green = existing extension projecting to the south with gable roof perpendicular to original roof, red = proposal if this is possible, to widen the extension). If we want widen to the extension can you just widen the gable roof or is that a costly nightmare? (I assume we would have to rebuild the roof on the existing extension?). We may be looking at replacing our roof anyway in the next couple of years, so this could all happen at the same time. (Yes, will talk to a building designer too).

They have built on the boundary, We are in a suburb that uses all the space to the fence line. It is a church and preschool. Not sure if that makes a difference.

Yes, you need to check the planning regulations with your local council. Yes, your neighbour has built to the boundary near the front of the block, but it doesn't affect the light coming into your side facing windows as your house at this point is along way from the boundary. On the other hand your proposed extension is very close to your neighbour's windows and will reduce the amount of light that reaches them.

Get your setbacks right before you get your roof designed - you may end up with a lot less roof than you had planned for!

a professional designer will first investigate the existing roof, floor and ceiling heights and then, depending on proposed new floors being at the same height as the original or a new slab on ground a few steps down, will possibly suggest a simple skiilion or almost flat gable that would look similar to the existing roof of the carport with the direction of new slope determined by existing roof slope but the view from the street should be of a simple horizontal line with or without a parapet and/or porch and virtually no view of the new roof cladding from ground level
