Daniel, what's your budget? Depending upon what that is there may be better value options that execute the spend to both (a) functional/spatial improvements/expansion and (b) higher property value outcome for the investment. We deal with this stuff on a daily basis and it simply comes down to budget one way or another depending upon the scope thresholds. What I will say is don't underestimate how much it costs to refit these expensive aspects within existing space by a "rearranging the sock drawer" type of approach.. More often than not we prove that this is often false economy as an isolated exercise (depending of course on budget/property value etc) and that alternatively a well considered/designed complimentary extension coupled with strategic/minimal renovation scope is a way better bang-for-buck strategy, and when it's valued in cost/m2 for the overall residence's outcome, it's actually a far LOWER cost/input for the property when projects are managed in this way. You'll achieve increased/more spacious living amenity, higher property value, for overall lower cost/m2 - that's a Win-Win-Win that you can't argue with. The thing is labour KILLS in renos these days and there is a lot of hidden labour in wet areas and for relatively small spaces......sometimes it's absolutely warranted say in inner urban areas where space is limited and you don't have the option, but you clearly have a stack of external swing room to extend out if you wanted to....which is why when strategies for these types of projects are being tossed around, we always try to make sure our clients are maximising the opportunity for whatever $$ they are injecting into the property..... you have step back a bit and "think outside the square" - that's how we deliver in what we do...... Thanks Kiwimills - Good suggestion but we are using the space in the garage to line with shelving and a freestanding freezer. Thanks again Oklouise - I will have to check on the actual type of dryer I have. Maybe I have the terminology wrong. Maybe I meant heat pump or...it’s been a while since I researched and bought it but it’s stacked over the washer. Doubt that’d be working if it was a condenser. That was a great tip about the toilet - can’t believe I hadn’t thought about that before!! We’re signing off on these plans on Monday so I’d better check if there’s time for a last minute change. Will affect slab and velux so will see but glad you mentioned it! And thank you Kate for your comment too. We had a regular door initially but at 1000mm width, the room wouldn’t allow room to lay down an ironing board easily with a door swung open. Removing the door swing will assist with that somewhat. And I’m used to entering my laundry door currently via a 720mm slider so it won’t bother me. Thanks again everyone! So helpful!

Hi Harmony, Yes it is getting there! Laundry/kitchen: If I can read the dims my plan will work very well. See if you can follow me here.. left to right dims… l'd 600 bench, 1 m walk, 600 broom & shelf in pantry, 700 depth for 'frige and panty is then 1300, 1200 between benches & 1200 wide island = 2400 along outside wall for DW & sss. This should leave 3600 for meals which is great. Keep chute: get it in the right place! washing then arrives in l'dry. So bench backing garage is where u want bench (sorting) sink (rinse & soak) WM then TD if you need one with bench above. and overhead cupboards to keep the nasties out of kiddies reach. This is the flow of washing from dirty to washed to go outside. The other side backing kitchen is ideal to have some rails to finish off drying or airing, for brought in clean clothes, when ready: fold, stack for kids to take back up stairs. With broom cupboard next to outside door, there are no dead corners! Yippee! Someone put a powder room in here but not needed with the guest bedroom just across the hall. I was trying to make the shower and loo not visible from hall but still accessible from outside. I am sure guests staying of visiting can use this bathroom. Upstairs: I like my layout for ensuite: robe first putting distance between bathroom and bed. Window in robe I mentioned, so you can find sox without light, also lovely to open up for fresh air blast every now then. Looking along vanity to bath and to window. I do like the separate room for loo please with a window. Again not sure of dims but sure it will fit. Bathroom is tope with three people able to use it at once and each area with light and air. Doesn't matter with linen store. to have light and air. This looks to me like a lot of house to clean but a forever home to enjoy entertaining as kiddies grow and family expands. I hope you let us know the final plans and built pix would be lovely to see too. i would have a 750mm cavity slider between laundry and scullery for better hygiene and noise control but location of all sinks, stove and fridge depends on how you plan to use the kitchen, island and scullery and do you want a wall oven, wide cooktop, built in microwave etc will you use appliances in the scullery or kitchen, are the cooks right or left handed as that will help decide best location for DW but my first suggestion would be to move the sliding door in the laundry to allow for wall to wall tall storage for cleaning appliances ironing board etc and there's space for front loading wm and floor mounted condensor dryer, drop in laundry tub in a wide counter and underbench space for a tall laundry basket and wall cabinets for cleaning products and a hanging rod but the laundry and scullery counters could be deeper for more useful work surface and neater under counter wm space and i would lose the small return wall in the scullery as it cramps the work space
