Which is crazy as its just a 'front', pun not indented......It all comes down to the costs involved.....$75k sounds a bit excessive to change the rest of the roof to match the front, considering the cheaper pitched rear roof area has costs involved which should be taken out from the quote......what was it including specifically? Have a chat with the designer about roof. Was it your own designer used or the reputable custom builder's designer. Some home builders tend have the designs and associated construction details and engineering drawings already drawn up hence the cheaper initial costs but excessive if you're wishing to amend the plans such as a full mansard roof rather than just to the facade. I'd shop around a bit more, not to get the whole house built cheaper but to get what you want to have, once completed. Comments (22)Restore the facade. Don't render as you'll loose the fabulous brickwork. Just re-point it. Do maintenance on the roof as needed. I'd pressure clean then see what it comes up like. If it's still a bit ordinary then paint it. I would do a bit of investigating on other original colour schemes before choosing charcoal, even though I admit the charcoal does look really good! By the way we render as we don't want to pay brickies to really use their craft so we buy cheap bricks and render. Render does look fine when used as a feature rather than a whole facade. Don't compete with neighbours make your house more desirable by keeping its character. I would however consider spending some good money on the landscaping. There are some superb gardens on these wonderful homes around the inner suburbs of Melbourne for example and would work great with yours....See MoreTo re-roof and re-clad or not?
Comments (8)The roof looks ok from the photos (no sag?) are they terracotta tiles? A pressure wash, reseal with clear and get the pointing re-done if needed- it will be brand new and cost you a fraction of what a new colourbond roof will. wuff- we've just replaced our very old iron roof with colourbond- the builder used roof blanket and batts- I seriously don't know when it is raining now (and our bed is build into a dormer and roof pitch!). I suspect the result is as quiet as tile, if not quieter. What is under the stucco? brick or fibro? I would probably just re-render in it's fibro. The cost of getting fibro (probably asbestos) off would be enormous! The cost of framing up for the weatherboards and the timber itself, equally enormous. The only advantage recladding gives you is the chance to re-insulate the walls. The rest is aeshetic, which could easily be achieved with fresh render in either of the colours you posted. Check out some of the new arcylic render texture-coats, they are almost maintenance free as the colour is in the render, this product is marketed as no repainting. You talk about the character of your area- your home contributes to that. Very few streets anywhere would have a uniform character. Comments (13)A couple of comments have noted the front 'blue' pole is not an 'architectural feature', which, 100% agreed, on it's own it's not really. However, it's not the only 'blue' pole or current 'blue' highlight feature! For understanding / reference, here's a couple of pictures of out the back. There is an 'upper deck' off the back and a 'lower deck' (these pictures taken as the new lower timber deck was completed) which have the 'blue' poles and highlights: Another angle of the back, which also shows the 'side' deck area which also has the 'blue' poles and highlight: And, for understanding, here's another angle of the side deck looking back into the yard: We like how the 'blue' sort of 'cascades' down off the roof ATM, and have therefore been looking at using the same 'style' by replacing the 'blue' with Windspray. Also, FWIW, we have also been debating the use of 'white' in the color scheme. As some of you have noted, the 'poles' or 'window trim' or even the 'fascia' could be white to give some contrast to the Surfmist cladding. It's not out of the running as yet! But, we do like the 'blue' and feel we'll like the "cascade" of Windspray. We've tried the Wattyl virtual painter but it doesn't seem to like our roof angle and will not 'paint' the roof! So, ATM we're looking at running it through photoshop, or since we have other renovation plans in mind, we've been playing around with drawing it up in SketchUp. We managed to find all the colorbond colours in Hex, RGB, CYMK etc so we can dial in the colors in any software....See MoreLorraine
