The house was in the best street, the pictures were immaculate... heaps of people came to view ....the moment you reached the front door the smell of curry was so strong that some people started coughing. I was not deterred and inspected the entire house and it was even better than the pictures but the smell of curry was extremely strong in open kitchen area. Apparently it is almost impossible to get rid of the smell once it's that bad without major work.

Hi Suz Before speaking with an engineer, I would recommend you go to your local council (City of Vincent) and get a copy of the existing plans. It will cost you around $50. The age of your new home would suggest there should be copies on file and they will most likely have engineering drawings of the existing property. Engineers don't often do designs. I agree with MB in that work out what you want to do /discuss with a renovation specialist/designer and then speak with an engineer as to how to make it work. You can make anything happen if you have enough money to throw at it.....so it always comes back to budget and requirements relationships. You can easily pull these walls out, and put supporting structure in - that's easy ....but will the extent of expense be sensible for your property???? If you want solutions that integrate structural remedial properly then you need to be working with a professional designer and aligned structural engineer. You can do supports pushed up into the ceiling, whatever you want, just it will be more expensive the more seamless& snazzy you want because you'll be pulling apart a whole lot of stuff and putting it back together. The issue with these little jobs that involve significant structural changes without achieving additional space is that you sink a lot of money into the building without adding the equivalent value.....there are always options, but Pro's will be best positioned to assist resolving the best balance that makes sense from both a function and cost point of view Hope this helps a bit Cheers PD:)

My suggestion is, removing part of formal dining walls, square off front entry, to give more welcoming space. Extend cabinetry and bench top the full length of space into formal dining space. Maybe with cook top and oven on that new bench. Installing a peninsula or island on meals side of kitchen. Your access from carport with sink, can become the scullery area, as this is not in the sight lines of meals living area. Agree, making the study into a walk in robe, is an easy fix. Without readable dimensions these are just quick suggestions. Also a structural engineer should be consulted regarding which are load bearing walls.
