Renovation options/ideas advice

Hi all,

I'm looking for some input and feedback on a few renovation ideas I have.

We're a family of 4, living in a modest 1970s double storey house, where the main living, 3 bedrooms, kitchen & bathroom is all upstairs, and the lower level is a barebones laundry and storage area. Both adults typically work from home, so 1 of the 3 bedrooms is currently used as a study.

Long story short, we need more space and are looking at reno options where we get the best bang for buck!
Currently, we're considering either building in underneath (not lifting) or adding an extension to the back of the house. We would also love to add a back deck and/or do a modest kitchen update at the same time, if financially feasible. Ultimately, we don't really know how much either option (or a combination of the options) would cost yet.


Building in underneath would consist of:
- updating the laundry area with some cabinetry,
- adding a toilet
- adding a study & rumpus area
- adding some general storage/cupboards



The extension option would consist of:
- moving the existing toilet to utilise the space as a hallway (see idea)
- adding a linen cupboard
- adding a master + WIR + ensuite



My gut says that the extension would be the more expensive of the options, but I'd love to hear from anybody who has undertaken either option, or has any feedback on my (verrrrrrry amateur MS Paint) drawings.

Any input would be greatly appreciated!
