Comments (13)I'm with saragraham76 here, do some more research by looking at yourhome.com.au amongst other site's. I'd also look at the council regulations and find out about easement's, covenants, etc. Millions of floor plans around so the chances of finding the winner is actually rather difficult as there is just so many, however if you want a 'project home' then hire an independent designer to help find one thats suitable. There are a lot of good project home designs (and builders) around and can be good value if you can sort through them all and know what to look for. Webb & Brown-Neaves have some fantastic designs and I believe they're exceptional builders although based in WA. The alternative is for a custom designed home but will usually cost more overall. A project home has been designed to be built hundreds of times so the detailed construction plans, bill of materials, etc. is reused on each job saving a lot of work and hence the cheaper costs. A custom designed dwelling rarely will compete but the house is your's and (usually) yours only. One some sites this is the only option. Comments (18)I would re-evaluate my brief, my budget and my site. It is another case of trying to squeeze too many rooms into too small a space and compromising the living space. If you draw furniture to scale in your living room then you will see that it is undersized for a four bedroom home. With the best orientation going to the garage door and bedroom 4 I would look at a complete redesign by pushing some of the bedrooms to the rear, and a central courtyard to give you an opportunity for north facing light to a living room. There is nothing nice about the current design and will feel like an apartment with little resale appeal. The designer has shown no flair or imagination in this "gun-barrel" floorplan, and is a variation on a concept that has been around for centuries. But your biggest problem is the number of rooms. Do you really need 4 bedrooms plus a study and 2.5 bathrooms, a long wasteful hallway, and only one modestly sized open plan living area and kitchen on a narrow block? I would start again with a smaller brief and a designer who can challenge your thinking about what good small house design actually means. Comments (7)as usual the real estate dimensions are inconsistent (and says that the house is about 70sqm bigger than i can calculate) so you need to measure every space including halls, bathroom, toilet, laundry etc ignoring all the biw and cabinets and only use the size of the actual rooms wall to wall not anything that can be removed without changing walls and ceilings ) but, assuming approx dimensions my suggestion would be to use the original living area for a hall and bed 4 and steal space for an ens, move the laundry out the back to enlarge bed 3 and use the refurbished sunroom and bed 4 for a new dining area, laundry and small study and improve the kitchen ...but we need accurate dimensions to be accurate...See MoreFloor plan advice please - would you flip this plan?
Comments (18)I'm no expert but just my thoughts if it was my house - The bedrooms are on the small side, so perhaps think about how they will be used - do your children need space to play or do homework in their rooms? Is the 4th bedroom for guests or will it be used as a home office? In bedrooms 2 and 3 the beds are below the window - are the windows high enough to allow a bedhead/to not lay down with your head against the window? What will be in the main bathroom - shower, bath, single/double vanity? What are you thinking layout wise? I'm confused by the kitchen, especially the pantry access given the corners are blocked by other benches - is it meant to be a walk in pantry or just normal cupboards? The hall is long and narrow and you need to go past all the bedrooms before you get to the living space. Not sure how well this will work, but I've only lived in places where the entry is adjacent to living space. Love the idea of having a separate self contained space for your parents - as others have said bathroom is too far from either bedroom, and the entry near bedroom could be an issue....See More1newstart2014
