Hi Nate The house has great bones plan-wise, and I think you could modify it well to be more functional - without it blowing out your budget. The main things I would be seeking are: 1. capitalising on the northern orientation your living room already has - and the great proportions of that lounge / dining space. 2. reusing plumbing where it currently exists in the home so you don't have to reconfigure it significantly 3. understand where your loadbearing walls are, and try to work around not demolishing them! I would consider locating your kitchen where your toilet and laundry are, and demolish the wall between your lounge/dining area and those service areas - so you create a big open plan living / kitchen / dining area that connects the front and rear of your home. The laundry and toilet can be located around where the existing kitchen is, and the sun room configured to connect with the new kitchen and onto your verandah / deck or outdoor area on the rear so you get that flow-through of interior living to exterior living. Your kitchen is then located to get a great view of the backyard, and you'll have a north-facing living area that optimises its orientation. And you're not trying to completely reposition your main living / dining areas into smaller rooms not suitably sized to accommodate them as well. You'll then be able to open up the view from the front to the rear of the property which will help visually enlarge it dramatically. All the bedrooms can stay as is - you may find you can punch through the eastern wall of Bed 2 to get some robe storage if needed. Or you can reconfigure the entry to Bed 2, and get the separate toilet located adjacent to your existing bathroom (lots of possibilities for small but useful reconfigurations!) Not knowing how the rest of your site is sized, or far off your home is from your boundaries, you may be able to reposition the carport / car accommodation away from the eastern side (say, relocate it to the western side, or further forward on the property) to open up that eastern side of the home too. Best wishes with your renovation - it's a fantastic opportunity to get some great functionality into your home, which will dramatically impact how you get to live in it. The key is always aligning what you want to do, with how much you want to spend on it! Hiya oklouise Ok will try and answer all of your questions....our block is not flat, our house is built into the slope so the back half of downstairs and underground which is why those stairs need to provide natural light to filter through. The stairs currently do. Or exist but we were thinking when you walk in left would come up and right down. so if you drive in the garage you need to come up a total of about 13 steps to get to the living areas OK? the pool and entertaining area is on same level as upstairs. Laundry is best upstairs as this is on same level as where clothesline is and all I need upstairs is toilet/powder room. Brick house, plasterboard walls, tin roof. Original entry is up the front where we want to put that master.  

If the rumpus is going to be used as a family day care room, then I think the powder room should be accessible from there. This will make it so much easier for one person to supervise the kids in the room as well as the one who is heading off to the toilet. Perhaps you also need a wet area in there for cleaing up after messy activities. I know someone with a similar family day care set up, and they have toilet and laundry attached to the back of the garage/daycare space. And then the kitchen is adjacent, this makes life a lot easier for the sole person in charge of the kids.

I keep coming back to this plan. If it was drawn up by a professional they need to give the money back. EG There looks to be about 50cm between the shelving in Bed2 so I hope the child using that room is small and stays small. The double front door is shown with the hinges in the middle giving two adjacent doors not a double opening. Most of the doors are jammed in on the plan and the doorknobs will go through the walls. The main bathroom layout wastes space with the shower being big standard when for minimum cost, it could be 1200 and way nicer to use. The roof line is a mess. Apart from the issues others have raised. If the Poster didn’t have pics in their lookbook I’d think this was a homework question.
