Open plan living room and dining room
Comments (2)Hello Kathy, what beautiful floors you have.....too lovely to totally cover. I think you're on the right track using two large rugs which will delineate the two usage areas but still show off a bit of that pretty timber. If you can make the rugs big enough to allow a nonslip path for your dog, so much the better. lhh...See Morelights and open plan kitchen dining dilemma
Comments (6)I suggest printing off your plan and drawing your furniture on to scale. Allowing for at least a metre between things like the island and table, sofa etc , it will be hard to fit everything in. The room has a lot of doorways etc that need access space. You could perhaps have the dining table in front of the island and then a couch facing the island but is this enough seating? The other thing to consider is what dining seats you have and how much space they take up, both in and out from the table....See MorePosition of skylights in open plan kitchen/living/dining
Comments (2)Velux Skylights which are 580mm wide are designed to fit between rafters or trusses that are spaced at 600mm centres, with the long side (780mm in your case) running with the fall of the roof, and not across the slope. You should look at your roof plan to work out where the slope, ridge and hips are, as your skylights need to work with the slope and can't cut across ridges or hips. The position will depend on the direction of the fall of your roof, and the spacing of the roof rafters or trusses. In some cases you can build a raked shaft to get them close to where you want, but you don't have enough information in this plan to provide an answer. I have a similar Velux skylight over my kitchen island and I would recommend you get one that can open as well as a block-out blind. Comments (4)Wow, that's a very tricky layout! I love OKlouise's change to the laundry and kitchen! I can see why the TV won't work though. I don't think there's any perfect solution here. What about some open shelving, housing the TV, coming out adjacent to the garage door - this will block an unsightly door way and create a bit more of a nook for the living room. As a slight adaptation of OkL's plan could you put the TV on an angle behind the front door and move the furniture around to suit, perhaps? And another idea - getting the TV off the floor and onto the wall would help enhance the feeling of space - you could keep existing furniture arrangement and invest in a bracket that swivels the TV out from the 'garage door' wall, it'll be closer for viewing, then you can push it back flat against the wall when not in use. Best of luck! :)...See MoreSarah Shepherd
