Comments (10)Agree with above posters, remove the lacework from the portico and even the railing (although cant see it too well) I would also remove the large bush in front of the door and in the centre of the front wall and replace with a one or two tall and large statement plants in pots (dark/black/charcoal coloured) and plant out the garden bed with the same plant the full length, maybe a lavender or something to add a pop of colour. Also add good mulch to both garden beds and a bit of a general garden tidy up will help. Adding a top coat to the lawn will pay dividends at this time of the year! If there is any loose or uneven pavers, fix those up. Potential buyers are always looking for clues to gleam whether the house has been well looked after, and these small details can sometimes be a deterant. I think your house looks grand, not boring. If there is a porch light, maybe update that to something black and modern to reference the dark in the pots and a colourful new doormat. I cant see your front door, but if there is no security screen, paint the door a striking new colour which references your internal decor. As others have said, try to spend as little as possible as, there is no guarantee that the extra spending will be reflected in the sale price. If the rear of the house is very elevated to make the most of the views, you would be better off with lightweight construction that can be maintained easily from your balconies, rather than masonry construction, which can get expensive if you are a long way above the natural ground level. So you need to consider your budget, the height of the building, the surrounding environment (urban or rural), how it looks from the river, the orientation, your climate, and how close the new building is above the flood level. Generally 2 storey will cost more, but the cost of a simple two storey design compared to a complex/high quality single storey of similar floor area could be less. It really depends upon the design and level of finish/detail. Cost/m2 rationalising really only works for volume industry where there is relatively quantifiable correlation in this regard. Comments (4)pending more details my suggestion would be to have a bigger kitchen with pantry as the dining area feels too cramped, use the old dining as a separate study bed 4 with two living areas and consider a future master suite extension instead of rearranging the existing living area.. when you have such a good sized block of land extending at ground level is far more cost effective than a second storey that uses so much space with stairs and, as big reader has already suggested it's cost effective to have plans drawn up and r Development applications submitted for both extensions and the alfresco even if you don't complete them all at the same time...btw having the new northern kitchen wall line up with the northern wall of the original master bedroom would make the roof work better and not needing to make space for the dining area on the west gives more flexibility with the size of the kitchen family room...See MoreBobbyD
