Building a Home

2story for under $350k?

I know its unlikely, but I’m curious.

Our plan (custom rather than volume) is a really simple compact rectangle, 2 storey, 3bed 2bath of 130sqm total. There’s only two of us, no kids, and planning this to be our final home so very unlikely to sell.

Some factors -

Not wanting built-in/any wardrobes in any room

No bathtubs

No garage

Weatherboard-type cladding, Colourbond skillion roof

Combined bathroom/laundry on ground floor

Walk in tiled showers (just with one glass partition thing, not a full frame)

Induction stove/electric (no gas)

Standard fixtures and fittings and sizes, nothing high-end

Composite main area floors, carpet bedrooms, tiled bathrooms, laminate benchtops

Ceiling fans in all rooms

Just 1 x split system heater/aircon in upstairs

The two things we’d splurge on in an ideal world would be double glazing the bigger front windows and installing hydronic heating radiators. We need two storey for the location, but otherwise we’re more about a functional house that suits our lifestyle rather than one filled with elements that we just don’t need or use. We’re very south in Australia, but with a block that luckily gets lots of sun.

I would expect all windows to be double glazed to get energy rating. The big costs can be earthworks and service connections. Then access to trades. You really need to approach some builders that work in your area for quotes. Everything else is a guess

You seem to have put some good thought into minimising costs where you can. Trade labour is very expensive and not likely to drop much in the future. You will also have the hurdle that a custom plan with specific selections as you’ve chosen is always likely to be more expensive than a volume plan over the lifecycle of the build. Eg even at the start your plans and engineering will cost more for a one off build compared to a copy/paste from a volume builder. I would talk to a local builder, pay them for their time and ask them their thoughts on local conditions and a ballpark of costs.

We have a similar home in a sydney beach suburb. We are in a different position where we have bought ours as a downsized but are just about to restore the old 50s beauty to its former self. We have quotes of around $400000 to gut and change the floor plan which includes 2 bathrooms and a new kitchen and also add internal stairs to the garage and a large deck off the back, lift some ceilings and replace gutters, eaves ect ect ect. Attached are my inspiration boards and what the house looks like now, hopefully in about 4 months I can update you.

lots and lots of good comments. but it all depends on your goal. i recommend to my young clients to very clearly identify what your goal is ie. just moving out for fun, to live in to next, to create financial security and to have your mo ey work hard for you. And the earlier you start, the better. So, My people start on a planned path that steps them through the process to get to their goals. so, for you, you have to consider the current economy and laws, and your financial situation. At the end of the day, you must buy the right property in the right area at the right price and theres ways of working this out easily. Remember, buying and investment property is about one thing only: Money. And if it isnt makingyou money eitber by capital growth or rent do t do it.

In case it is of help to you - Our concealed laundry dimensions are 2406mm X 700m deep with two bifold doors concealing this span. The bifolds have this mechanism https://www.hettich.com/au_EN/products/folding-and-sliding-door-systems/folding-door-system.html and it is very smooth. The large sink, washer, dryer fit into/under a bench 1875mm long and the extra space is the broom space. The entire length has overhead shelves. Two things I like about ours are the location and proximity to the outside clothesline and the natural light and unrestricted space around the cupboard. I wouldn't find it as nice to use if I only had a narrow space to manoeuvre. You will also need to consider ventilation for the dryer (if you haven't already).

I'am late but would like to add the following I would try to keep the original house along with roof .Adding a new space from the left boundary if allowed if not start at set back 900?. This would include a Master suite Kitchen with WIP and family room. This space can be resized to better suite your budget. The carport to the front for easier access and better use of open space ( driveways are wasted space and log narrow ones are horrible to navigate ie: reversing) The carport with a rear solid wall creates a garden courtyard and provides a lovely outlook for the Master suite. Guests entering into the large living MFR extra light comes from the new sliding doors out to the new side courtyard. The old entrance becomes a separate WC/shower room with a hand basin not shown. Keeping the family bathroom and laundry insitu with a powder room within that space to service family and guests internally and externally. Any of these changes would need a local professional to approve. The addition could also be done as a separate building with narrow breezeway/s connecting both old and new

In Perth, yes you can. There are a number of builders who do “under $350k” builds. As others have said, contact builders in your area and get the correct info for your area.

This design in Perth by a well respected volume builder is 133.19sqm and is under $300k. Noting it includes a single garage, which you do not want, therefore you would delete and have even more living area available. If this is your final home then I would suggest you have the main bedroom downstairs for future proofing for old age stair issues.
