Kitchens Renovating Design Dilemma

This is the current downstairs layout. We would like to have a bigger utility room and extend the kitchen to have a large open plan kitchen-dinning-living area. Any ideas or suggestions please?

Just a quick observation. You could move the utility into what is now the dining room. The current kitchen dining is L-Shaped. I would square it off i.e. build out the missing corner to make it rectangular. You could go all the way across including the lounge if you have enough garden space. The kitchen should now be big enough for a kitchen, dining table and chairs and possibly a sofa for a snug at the opposite end to the kitchen. You may want to add doors in the wall between the kitchen and lounge area. You could have bifolds or sliders along the side where the two sets of french doors are currently.

I will move the study room to more secluded place, shower on the first floor help especially if you get drenched on rainy days

Just to stick up for building designers & architects quickly, like every profession there are a mixture of good and not so good. There is also no reason you can't have both designer/builder involved throughout the whole process (or a design/construct builder as suggested, which is a similar situation). There are always those who have a limited understanding of cost/construction, but most reputable building designers/architects will take budget very seriously. Generally we work on a "per square metre rate" in the very early design stages which often comes surprisingly close to the final build cost, well before we've worked through any structural details. As mentioned though, renovations do have their own hidden costs, especially 'going up' (assuming you mean adding another storey) To answer your question directly though, my recommendation would be to first talk to an architect, a building designer or your builder (who may direct you to one of the former). An interior designer may not have the structural knowledge required for this job, and certainly won't be registered, a requirement in order to get your building permit. A registered designer will make your ideas feasible, help you make the most efficient use of your space, get it through planning if required, and will keep it all within the building regulations. Even if you do have a builder in mind, it can still be worth having sketch plans done first, to give them a much clearer understanding of how to help you. Good Luck, Matt

gorgeous location but if morning sun comes in master bedroom and bathroom then the afternoon sun would come in all along the verandah but effect depends on local climate and is there's enough distance from the side of the existing carport to the boundary for a double and what can be seen past the end of the verandah? (not the tank which will need to move) and what is the dimensions of the old bathroom, study and laundry and here's another idea for the extension with a total area about 61 sq m depending on building materials and i've added a few steps to allow for a slope and slab on ground but there's a million different options that could suit (usually depends on budget) but the views should be the real focus and keep the simple style of the original house but a courtyard between old and new could also be interesting??

an extension needs to be planned in relation to the whole house and the block of land...is it 5 m to the fence or 5 m plus at least 1m for set back then the side fence? how far back can you go?..what is the distance from the house to the back, both sides and front boundaries and we need to know the inside dimensions of all the existing rooms and to understand the existing roof ...do you have photos from the back and both sides, what's on the other side and back of the house, is there a driveway and separate garage, are the bathroom and the other rooms at the back an old extension with a skillion roof or part of the original house with a hip roof or gable roof, is the floor level throughout or is there a step down and/or concrete slab, what are the walls, floor and roof made out of, what is the ceiling heights and describe your climate

it's disappointing to have such a narrow gap between new and old parts of the house when there could be a great courtyard and/or clothes drying area and better use of the garden along the eastern fence, the master bedroom feels cramped and the laundry too big, where will you park/garage a car and carry in groceries and how do you plan to use the rumpus room as i would rather have the rumpus and laundry swopped with master bedroom suite for more indoor out connection

I like Isla's suggestion. The current footprint would result in a squashed dining area. However, if you are not looking to carry out major construction works, Devy's GA plan is probably a working option, though the living room can be improved.

Hey Chamu Narayana,

Congratulations on your new home, it looks fantastic! What a great floor plan, you have so much to play around with here! I don't know much about your lifestyle, if you do need extra space for the utility for a place for muddy coats and boots then like Devy suggested, stealing a bit of space from the dining area could be a great idea, then maybe it could become an office space. If you aren't really a muddy boots family then space for sink, washer and dryer might be enough.

I would be really tempted not to bring the wall down between the kitchen and living room, it is a really big space and it is nice to have separate rooms for people to be in. For the kitchen you can afford to go big! You could have all of your necessary kitchen appliances: sink, hob, oven and fridge/freezer along the back left hand wall and then have a large island that runs parallel to the kitchen. I would love to see a dining table coming off the island to give the space that really purpose built feel. Along at the back right-hand wall you could have either built-in cabinetry/shelves or more kitchen cabinets for storage. I would love to see a couple of comfy chairs here as well, a great place to sit down when writing shopping list or even planning your recipes for the week if you love to cook.
