This is the current downstairs layout. We would like to have a bigger utility room and extend the kitchen to have a large open plan kitchen-dinning-living area. Any ideas or suggestions please?
Just a quick observation. You could move the utility into what is now the dining room. The current kitchen dining is L-Shaped. I would square it off i.e. build out the missing corner to make it rectangular. You could go all the way across including the lounge if you have enough garden space. The kitchen should now be big enough for a kitchen, dining table and chairs and possibly a sofa for a snug at the opposite end to the kitchen. You may want to add doors in the wall between the kitchen and lounge area. You could have bifolds or sliders along the side where the two sets of french doors are currently.
I like Isla's suggestion. The current footprint would result in a squashed dining area. However, if you are not looking to carry out major construction works, Devy's GA plan is probably a working option, though the living room can be improved.
Congratulations on your new home, it looks fantastic! What a great floor plan, you have so much to play around with here! I don't know much about your lifestyle, if you do need extra space for the utility for a place for muddy coats and boots then like Devy suggested, stealing a bit of space from the dining area could be a great idea, then maybe it could become an office space. If you aren't really a muddy boots family then space for sink, washer and dryer might be enough.
I would be really tempted not to bring the wall down between the kitchen and living room, it is a really big space and it is nice to have separate rooms for people to be in. For the kitchen you can afford to go big! You could have all of your necessary kitchen appliances: sink, hob, oven and fridge/freezer along the back left hand wall and then have a large island that runs parallel to the kitchen. I would love to see a dining table coming off the island to give the space that really purpose built feel. Along at the back right-hand wall you could have either built-in cabinetry/shelves or more kitchen cabinets for storage. I would love to see a couple of comfy chairs here as well, a great place to sit down when writing shopping list or even planning your recipes for the week if you love to cook.
