New Home Layout Design Advice
Comments (7)Hi Mark, For the laundry I would centre the external door on the external wall, then relocate the broom cupboard into the corner behind the new door swing (where the external door currently is). This would allow an "L" shaped bench running around from the internal door opening, around the corner and finishing adjacent to the external wall. This arrangement would provide more benchspace and you would have only one dead corner which would be benchspace - so still useful. For the WIR I would pinch 400mm of space from bedroom 1, making the WIR 400mm wider. Relocate the door to the end wall of the WIR, adjacent to the bedroom entry door, which should be swung the other way. This would allow two parrallel hanging spaces opposite each other, with a wall mirror at the end, reduce your WIR corners to zero, and substantially increase your hanging space which would be more accesssible. You haven't provided the length of the master bedroom, so you may have to sacrifice the daybed and joinery in the corner to make this work, but for most people adequate hanging space has a higher priority than a daybed, which tends to collect clothes anyway! Comments (25)the floor of the northern verandah downstairs can be any size to accommodate space for socializing but the upstairs balcony forming the roof over the verandah should be the minimum size to avoid shading the downstairs living areas when you want northern sunshine in cold weather (a simple market umbrella can provide extra outdoor shade in summer) ...you could even consider a Juliette/French style balcony upstairs so that you need only have fenced doors opening off the upstairs living room to enhance enjoyment of the views without stepping outside onto a balcony although as little as a 90cm deep balcony would allow space to stand outside without creating too much shade downstairs .....the issue of upstairs for elderly residents could potentially be overcome with a stairlift on easy access central stairs with wide entry and exit....a bigger downstairs guest room (bed 1) would be useful for now and later as a master suite and a future north facing pool house could incorporate a guest/pool bathroom...it could be useful to explore other ideas for a side entry but my suggested shorter front entry incorporating the stairwell keeps the void central and makes more direct access to every part of the house eg kitchen to front verandah and allows the side garden to be secure and private from uninvited guests and i'll make another plan with downstairs bedrooms reversed to see how that could work...See MoreHouse layout ideas

Comments (9)we need a site plan showing the house and garage on the block with the distance from all four boundaries and the width and length of the block ...where is the street, driveway and your front entry? .what are the walls and roof built out of?...what is the shape of the roofs including old extensions?..are the views of your own gardens or are there more panoramic views in which direction? ....are there any trees that can't be disturbed? ... inside photos with or without furniture and outside photos showing front, sides and back especially roofs and windows will help understand how to attach any extensions and, if you plan to use the old garage as living space do you want another garage or carport and describe your climate and do the measurements in the bedroom include the wardrobes or only the open floor area?...See MoreWalee Ch
